Franz Wilhelm Ross

Franz Wilhelm Ross (born April 30, 1838 in Kohlscheid ( city ​​district of Aachen ), † October 4, 1901 in Hanover ), was a private master builder and state-certified master mason. He became known for his calculation of age depreciation .

Life

From 1879 he worked as a “court-sworn appraiser for fire insurance and real estate” in Hanover.

Around 1880 he developed tables for new building values. He also put forward theses on the depreciation of buildings.

Ross found that even a well-maintained structure depreciates or deteriorates. This reduction in value can be temporarily interrupted by structural improvements. If this is not the case and the maintenance has otherwise been carried out properly, the amount of wear and tear must be determined using a type of "fall speed calculation". This means that the initial speed of wear and tear in a new structure increases in a progressive manner up to the final speed until it becomes dilapidated.
