The Kornmarkt-Center is the largest shopping center in Upper Lusatia . It was opened on September 20, 2000 at the eponymous Kornmarkt in Bautzen's old town.

At the beginning of the 1990s, a large part of Bautzen's old town was threatened with "acute decay". This is one of the reasons why the city took part in a funding project for the “revitalization of historic old towns” as one of 12 others in Europe. A few years later, when the prerequisites for building modernization or new constructions had been created, Bautzen launched the nationwide urban development competition “Kornmarkt” in 1995, which was intended to redesign and build a shopping and service center on the square. A total of 63 works were submitted in the summer of 1996, and three years later the restructuring and modernization of the grain market finally began. Among other things, a high-rise was demolished, which had severely impaired the surrounding area since 1972. The free space was greened on the one hand, and turned into a parking lot on the other. The groundbreaking ceremony for the Kornmarkt Center took place on February 15, 1999 in the adjoining southern area. The opening was on September 20, 2000, the investment volume amounted to approx. 51 million euros.

Citizens' initiative for new planning

In 1996, parallel to the municipal tender for the urban development competition, a citizens' initiative was founded to promote an alternative use of the grain market. Just like the city, it presented its plans in numerous forums. This resulted in enough signatures for a referendum, which was carried out in December 1996. However, the required number of votes for a new planning was not achieved, so that on December 18, the city made a positive decision on its development plans for the Kornmarkt.

The Kornmarkt-Center has 70 shops and a total of 350 employees. Textiles and hardware take up 50 percent of the 9000 m² sales area, otherwise there is a mix of sports, gastronomy and services. Viewed nationwide, the center falls into the category of medium-sized shopping centers, but it is the largest in the Upper Lusatia region . Its entire catchment area consists of around 527,590 inhabitants, with an average of 14,754 visitors per day.

The shopping center is connected to local public transport, and there are stops in front of the building for city and regional transport. The multi-storey car park can be reached via Schulstrasse and has space for 330 cars, there are 80 bicycle parking spaces. The Kornmarkt-Center is approached via the A 4 or the federal roads 96 , 6 and 156 .

criticism

Research on the center shows a clear shift in the flow of buyers with sensitive effects on the inner city structure: in 2006, six years after the center opened, over 40% of all inner city retail space was in the Kornmarkt Center. Although the business locations adjacent to the southwest had benefited from the center development, numerous other stores had to close or relocate their company headquarters. The textile industry in particular was affected: the number of companies in Bautzen decreased from 67 to 47.

The vacancy of shops in a 300-meter radius around the center had increased "extensively" since it opened. In addition, according to critics, the accessibility of the center is very attractive, but the connection to the adjacent city center is not implemented well enough. In addition, the parking garages in the rest of the urban area are not nearly as well received as that of the center. Other points of criticism include the lack of architectural integration of the center building into the old town, the high degree of chain stores and the disturbance of social peace caused by the center.
