The Rosenberg high-rise at Rosenbergstrasse 44 is a residential building in the city of Heilbronn .

It was built in 1973 based on designs by the architects Ernst and Helmut Schaal. It has 24 floors and is 58 m high. It is one of the few private projects of the 1970s that were carried out as part of the development planning of the city of Heilbronn as the regional center of the Franconian region ("regional capital") . Because of its height, it was controversial among the population and in the preservation of monuments.

Location and surroundings

The Rosenberg high-rise was built on historic Heilbronn soil. The earliest Germanic finds to the right of the Neckar come from row cemeteries from around 500 on the Rosenberg. In the 19th century built on the Rosenberg Brauerei Cluss and later in the Süddeutsche Zucker AG risen sugar factory Heilbronn , whose construction various architectural details of the neoclassical school of Schinkel and Weinbrenner had. The high-rise, which was inaugurated in 1973, has 24 storeys and is 58 meters high, comprises 895 cubic meters of enclosed space, 11,400 square meters of living space with 235 three-, two- and one-room apartments and 240 parking spaces in the underground car park.

Implementation and reception

The building is one of the few large-scale projects that were privately implemented as part of the urban development planning of the city of Heilbronn in the 1970s. The construction of the high-rise was initially welcomed in the hope that the building would offer new opportunities for urban redevelopment, urban development and family planning. The damaged workers' apartments there were demolished and were to be replaced by modern new buildings. A kindergarten and a primary school should also be set up.

However, the building was also very controversial because of its height and construction. The preservation of monuments raised objections to the new building project Rosenberg high-rise. The height of more than 20 storeys was rejected by the preservationists with regard to the city silhouette and the Kilian's Church. The tower of Kilian's Church is visually impaired in the area of ​​the city silhouette. The high-rise represents a “structural extreme” and is not compatible with the hilly landscape. The objections by the preservation authorities were rejected by the Heilbronn municipal council. The city administration announced that it was not aiming for a “soulless high-rise housing estate for more and more residents”. The high-rise - known as the “living machine” - met with rejection among the population. The construction of the Rosenberg skyscraper marked a turning point in Heilbronn's town planning history, as the local council refrained from further building the town with residential towers.
