The south side is a city quarter in the Munich district of Thalkirchen-Obersendling-Forstenried-Fürstenried-Solln . The settlement comprises around a thousand apartments in five point high-rise buildings and a lower block perimeter development.

Location and building

The south side area with around 1000 apartments, a maximum of 2300 inhabitants and in the final stage around 1000 jobs has an area of ​​almost 20 hectares and extends in the east to Sankt-Wendel-Strasse and Colmarer Strasse, in the south to Siemensallee and in the west to Baierbrunner Strasse. The northern border runs west of the railway line north of the municipal elementary school, east of the railway line on Rupert-Mayer-Straße. The old buildings on Koppstrasse (companies Widmaier and Linhof) are not included.

It is crossed in a north-south direction by the Munich – Holzkirchen railway (a section of the historic Bavarian Maximiliansbahn ), on which u. a. the Bayerische Oberlandbahn , the Meridian and the S7 run. At the northern end of the quarter is the “Siemenswerke” stop. In the middle between the two tracks runs the border between the districts of Thalkirchen and Obersendling , to which both the south side belongs. A pedestrian underpass serves as the only connection on both sides of the railway line.

To the east of the railway line, five differently designed high-rise buildings, each with 16 floors, were grouped in a park-like facility; they are individually named: Sternenhimmel , Alpengorien , Isar Tower Süd , Isar Tower Nord and Pandion IsarBelle . To the north of it, between Koppstrasse and Colmarer Strasse, a small commercial area is being built (as of 2018).

To the west of the railway line, there is a park with a large playground, the infrastructure facilities, the VIVA Südseite shopping center , a municipal day-care center, a municipal elementary school and a medical center with several medical practices. There is also a block of flats as well as a care center and a care academy for the Inner Mission .

The two green areas on the south side on Baierbrunner Straße and in the area of ​​the high-rise buildings are subject to the Munich green area statutes and are therefore car-free. There are underground garages.

To the west of Baierbrunner Strasse, opposite the south side in the north, there is an industrial park with a Siemens data center, the new Chinese Consulate General and several private educational institutions. To the south, the 75 m high Siemens skyscraper with 23 floors is empty, surrounded by empty office buildings from the Siemens era. The only building in use in the south is a private high-standard student residence.

The south side of the city quarter is largely located on the site of the former employee parking lot at the Hofmannstrasse site of Siemens AG .

Siemens Real Estate developed a similar concept under the name Projekt Isar Süd as early as 2000 to 2008, but it was not implemented.

Diener & Diener Architekten won the urban planning competition , Günther Vogt won the landscape planning competition .

The property developer for the residential buildings and the quarter center was Hubert Haupt Immobilien Holding from Starnberg. Construction began in spring 2011, the first residents moved in in 2012, and the new quarter was completed in 2014.

Transport links

The Siemenswerke S-Bahn station is located on the railway line in the middle of the area.

The residential area east of the railway is car-free on the surface. A shared underground car park underneath has entrances from three sides. It is unusual for residential buildings that the garbage disposal of the high-rise buildings also takes place in the underground car park.

The industrial area on Koppstrasse is accessible from the north for motorized passenger and freight traffic.
