Special area

The special area is a building area which, according to § 10 , § 11 of the German Building Usage Ordinance (BauNVO), differs from the other types of building areas in that the use is earmarked here. As a rule, these are uses in the area of retail , tourism , culture , business , education or health , energy production or recreation. This includes, for example, large sports stadiums , exhibition grounds or power plants .

Special areas for large-scale retail in the sense of Section 11 (3) of the Building Utilization Ordinance are of particular practical importance because shopping centers and also large-scale retail operations are only permitted in the core area and in the special area.
