Company history

In March 2003 the Fortman Cline Group took over 85 percent of Küppersbusch AG . The household appliance manufacturer's corporate shell was continued as a real estate and investment company and renamed Colonia Real Estate AG. This took over 86 percent of ARCON Trust GmbH in 2004 through a capital increase in kind. The Trust's fixed assets consisted of three Courtyard-class Marriott hotels and an office building. In June of the same year 94 percent of the Dutch Grasmus Holding BV was taken over by the Cerberus Group . At that time Grasmus Holding BV had a total of around 3,500 apartments in northern Germany.

In January 2005 the company was included in the Deutsche Immobilienaktienindex , a private equity index of the Ellwanger & Geiger bank . In February 2006, business operations were expanded to include asset management by taking over a majority in Resolution GmbH, today's CRE Resolution GmbH. This was followed by the establishment of today's Colonia Fonds Management GmbH, the business field of conception and sales of structured investment products, especially closed real estate funds. At the same time, CRE was included in other stock indices in 2006, including the FTSE Group and the SDAX .

In February 2007, the purchase of 51% of the shares in two residential property companies with a total of 9,857 apartments in Aachen, Freiburg, Hamburg, Kiel, Cologne, Osnabrück and Salzgitter took place. The sellers were BGP Investment S.à.rl and Babcock Brown Residential Property 1 S.à.rl Co. KG. Another company was taken over in June through the acquisition of 70% of Stuttgart-based accentro real estate GmbH (today's CRE Accentro GmbH). The expansion course through company investments was then continued in September with the takeover of 94.9% of the shares in Signa Real Estate Capital Partners Berlin Holding AG, which had a mixed residential and commercial property portfolio of 948 residential units and 86 commercial units, mostly located in the west of Berlin .

In 2008, the consolidated result doubled to 67.1 million euros, and a dividend was paid to shareholders for the first time. The effects of the international financial crisis forced the CRE Group to cut costs in December of the same year and to concentrate on the core areas of investments and asset management. Two subsidiaries, including Colonia Fonds Management GmbH, are being sold through a management buyout.

A capital increase with a volume of EUR 3.6 million was placed with institutional investors in 2009. A new location was opened in Dresden in the same year, but at the same time the Düsseldorf location was closed due to a restructuring of the refurbishment / project development division. A further equity inflow of EUR 13 million was achieved in 2009 by converting warrants issued in 2004 into new shares; the exercise rate was 96.4%. In September 2009 around 1,000 apartments in Berlin were sold for EUR 67 million to a consortium consisting of conwert Immobilien Invest SE and Kronberg RE Deutschland GmbH.

Another capital increase of around EUR 10.8 million was achieved in October 2010, before TAG Immobilien AG became a new major shareholder in Colonia in November with 25.2%. This increased its stock corporation to around 60% by February of the following year.

In July 2011, Colonia Real Estate Solutions GmbH was merged with LARUS Asset Management GmbH and the resulting company was renamed POLARES Real Estate Asset Management GmbH. This took over the service segment of Colonia Real Estate in October 2012.

Since the end of 2016 the company has been called TAG Colonia-Immobilien AG .
