The USI Group Holdings AG , based in Zurich is a Swiss real estate company . The company is focused on the acquisition of properties in the United States , the United Kingdom and continental Europe and the long-term rental of them to tenants whose cash flow comes largely from government sources, directly or indirectly. At the end of 2007, USI's real estate and investment portfolio was worth 362 million Swiss francs. The company is listed on the Swiss stock exchange SIX Swiss Exchange listed .

history

The company was founded in 1988 with the aim of acquiring US post offices . By 1990, USI had bought 146 post offices in the United States. In 1997, the company signed a 10-year master lease with the US Postal Service (USPS) for 141 US post offices. The contract was extended early in 1999 for 13 years.

In 2001, the company was a holding structure and founded this to the Virgin Islands , the USI Group Holdings Limited . In the same year, the company acquired eleven retirement and nursing homes in Great Britain, to which four more were added in the following two years, and leased them to European Care . In 2003 the Lanfranconi couple transferred the "Etzelgut" care home in Zurich they had acquired in 1992 to USI.

In 2004, USI took over the UK-based Wellcare , which ran 9 retirement and nursing homes, a school and a resource center, and an assisted living company. In addition, USI also bought four additional individual retirement and nursing homes in the UK, all of which were rented to the European Care Group, a subsidiary of European Care.

In 2004, USI received an option from Hilti Holding AG to purchase a majority stake in Regedo Holding AG with the aim of reverse takeover in order to be admitted to the SWX Swiss Exchange via the listed Regedo. Regedo Holding, which was called Scana Holding until 2003 , had its roots in Scana Konservenfabrik AG , which was founded by Toni Hilti in 1935 , today Hilcona AG , from which it was spun off in 1971. After the sale of the wholesaling subsidiary Scana Lebensmittel AG to the Migros Group, the company was realigned. This option was exercised in the same year, as a result of which Regedo Holdings was renamed USI Group Holdings and became the new corporate umbrella of the USI Group.

In 2005, USI acquired the British Hollygarth Care Homes Limited consisting of 8 nursing homes that were leased to the European Care Group.

In 2006, the USI Group's real estate portfolio was outsourced and incorporated into Public Services Properties Investments Limited (PSPI), which in turn was listed on the Alternative Investment Market of the London Stock Exchange . As a result, 75 percent of PSPI was sold to institutional investors, with the remaining 25 percent remaining with USI.
