Corpus Sireo Real Estate GmbH ( spelling CORPUS SIREO ) is a German real estate service provider with around 560 employees at ten locations in Germany and Luxembourg. It is an independent business unit of Swiss Life Asset Managers. With companies in Switzerland, France, Germany and Great Britain, Swiss Life Asset Managers manages real estate assets with a total value of 72.2 billion euros (as of June 30, 2018).

In 1962, Martin Zimmer founded a real estate company in Cologne , whose brokerage division was sold to Deutsche Bank in two tranches from 1987 to 1993 . In 1995 the Corpus Immobiliengruppe GmbH & Co. KG was founded as a joint venture between the M. Zimmer Group and the Stadtsparkasse Köln . At the same time, Michael Zimmer took over the chairmanship of the management. In 2001 the Stadtsparkasse Düsseldorf took part , the Frankfurter Sparkasse followed in 2004. In the summer of 2014, the Swiss insurance group Swiss Life took over the Corpus Sireo Group completely.

In 1998 the Corpus real estate group acquired 11,000 apartments from Deutsche Post AG. In December 2004 Thyssen-Krupp sold the company's stock of 48,000 apartments in the Ruhr area to Immeo, a consortium of Bank Morgan Stanley and the Corpus Group, for 2.1 billion euros . These included 20,000 apartments in Duisburg , 5,500 in Düsseldorf, 11,000 in Essen, 4,400 in Mülheim an der Ruhr, 2,800 in Oberhausen and 1,200 in Gelsenkirchen as well as 370 employees.

In 2007, Corpus Immobiliengruppe GmbH & Co. KG merged with Sireo Real Estate GmbH to form a Corpus Sireo Group with six business divisions (Investment Management, Commercial Asset Management, Retail Asset Management, Residential Asset Management, Project Development, Broker). The company operating under the name Corpus Sireo Asset Management Commercial GmbH was founded in 2001 as a joint venture of Deutsche Telekom AG with a share of 51%, Morgan Stanley Bank AG and Corpus Immobiliengruppe GmbH & Co. KG with shares of 24.5% each. founded with the purpose of managing the real estate portfolio of Deutsche Telekom AG in Germany, as well as safeguarding the owner interests of Deutsche Telekom AG with regard to its real estate portfolio. With the founding of the subsidiary SIM Sireo Investment Management S.à rl based in Luxembourg (International S.à rl), the Investment Management business area was established in addition to the existing business areas of Asset Management, Corporate Real Estate Services and Financial Services. The company shares were distributed as follows from April 1, 2006: Corpus Immobiliengruppe GmbH & Co. KG with 50.4%, Deutsche Telekom AG with 25.1% and Morgan Stanley Bank AG with 24.5%, until Corpus Real estate group took over 100% of the shares in 2007.

In 2009 Michael Zimmer handed over the chairmanship of the management to the previous managing director of the investment and service division, Ralph Günther. In 2013, Deutsche Telekom AG, Bonn, extended the asset management mandate through Corpus Sireo Asset Management Commercial GmbH for the more than 14,000 group properties until 2022. In the following year, the Swiss Life Group becomes the new owner of Corpus Sireo. The objectives of the takeover are growth in the asset management service business and the expansion of the fund business.

On July 1, 2017 the GmbH was renamed to Corpus Sireo Real Estate GmbH.

Business areas

Corpus Sireo Real Estate GmbH designs and establishes investment vehicles in Germany and Luxembourg for domestic and foreign investors. It manages special funds with a volume of 2.3 billion euros. It also acts as a co-investment partner for pan-European real estate investments. Managing directors from the company are on the management board of Swiss Life Kapitalverwaltungsgesellschaft mbH (Swiss Life KVG).

In the investment business area at home and abroad , purchase processes are structured for customers - this includes property sourcing, due diligence and purchase contract negotiations through to takeover in asset management.

Corpus Sireo Real Estate offers services for investors, financing banks and companies with their own real estate. The tasks range from analysis and evaluation through management and development to marketing.

In addition to commercial projects in Germany, around 500 residential units with a marketing volume of almost 200 million euros are realized every year. The implementation includes project planning, construction and sale to private or institutional investors.

Corpus Sireo Makler GmbH acts as a broker for commercial and residential real estate for investors and property owners in Frankfurt.

The company is represented at ten locations in Germany as well as in Luxembourg. These include Berlin, Düsseldorf, Frankfurt, Hamburg, Cologne, Leipzig, Luxembourg, Munich, Nuremberg and Stuttgart. It also manages real estate investments for institutional clients in eleven European countries.

The asset management services are provided throughout Germany, while the development and management of the fund products takes place in Luxembourg.

With around 16 million square meters of managed space, Corpus Sireo was the top-ranked German real estate asset management service provider in the Bell Real Estate Asset Management Report 2014.

In the Focus Money 2018 ranking of the “digital maturity” of German companies, Corpus Sireo Real Estate was named “Digital Champion”. The company achieved fourth place out of a total of 46 real estate companies examined.

Cornelius Foundation

In 2001, the company and the Zimmer family founded the "Cornelius Foundation for children of parents with addiction".
