The Carré Bad Cannstatt ( spelling CARRÉ Bad Cannstatt ) is a shopping, office and health center in the city center of Stuttgart's Bad Cannstatt district. The sales area covers 22,000 m². In addition, there are leisure facilities, offices and a medical center on a further 17,000 m². The entire building complex is located on the former industrial site of the Trafo-Union in the immediate vicinity of Bad Cannstatt train station.

history

The area of ​​the former Trafo-Union between Decker-, Daimler-, Wildunger and Kreuznacher Straße lay fallow between 1986 and 2003. From the middle of the 19th century, important companies took their seat on the area, for example the mechanical engineering company Friedrich Hesser . The first location of the chocolate manufacturer Alfred Ritter GmbH & Co. KG was later located here. On January 29, 2003, the state capital Stuttgart approved the development plan of October 15, 2002 for the construction of the Cannstatter Carré. The start of construction on the Cannstatter Carré was scheduled for spring and summer 2003 respectively. After no operator could be found for the planned hotel, the start of construction without a planned hotel complex was delayed by over a year to July 7, 2004. The topping-out ceremony by the “Cannstatter Carré” project group took place on July 13, 2005. The shopping center was completed in October 2005 and the office space in spring 2006. The official opening took place on February 23, 2006. The shopping center was sold in 2007 by ING Real Estate Germany to the real estate fund "Encore +" operated by LaSalle Investment Management and Morley Fund Management for around 100 million euros . At the beginning of 2014, nine years after opening, the company decided to subject the Carré to a brand relaunch. On October 22nd, 2015, as part of a preview event, the Cannstatter Carré became the Carré Bad Cannstatt.

The Carré Bad Cannstatt consists of several parts which can be identified as separate structures on a construction area of ​​22,800 m². A six-storey rotunda is the defining element. This element was placed in front of a four-storey, partially half-closed structure as a half rotunda . The sales areas are grouped around a two-story atrium with a glass dome.

The facades consist predominantly of glass facades with a post- and -beam construction and floor-to-ceiling natural stone element facades . The parking deck facade consists of post profiles with perforated sheet metal cladding . The roof structure of the individual buildings is a flat roof structure . The flat roof construction of the square is interrupted by a pent roof and an elliptical roof , both steel and glass constructions with aluminum attachments. The monopitch roof serves as a connecting roof between two structures and the elliptical roof closes the atrium. The entire carré is embedded in shades of orange through the play of light and color.

Transport links

The Carré Bad Cannstatt is connected to three S-Bahn lines and three bus lines via the Cannstatter Bahnhof, as well as about 200 meters north of the Cannstatter Bahnhof at Wilhelmsplatz with three Stuttgart light rail lines and also three bus lines.

Controversy

The “Seelberg Initiative” of the local associations of the SPD and Bündnis 90 / Die Grünen advocated the development of a traffic concept, especially before the completion of the Cannstatter Carré, as they feared a serious deterioration in the traffic situation as well as higher pollution and increased noise pollution. The proposals of the Seelberg Initiative also included prophylactic partial closures of streets and residential park regulations. The district office Bad Cannstatt came two years after the opening to the conclusion that overall the construction of the shopping center for retailers is positive. The frequency of pedestrians has increased and purchasing power has not only been tied up, but even increased. The feared traffic problems also failed to materialize.
