Cloud No. 7 is an 18-story high rise in European quarter of Stuttgart .

Equipment and use

At 61 meters high, the Cloud No. 7 the highest downtown residential building in Stuttgart. Although it is 20 centimeters lower than the LBBW building in the neighborhood, it towers above it due to its slightly elevated position. The Steigenberger hotel group has been operating a modern luxury hotel from the Jaz in the City brand on the first six floors of the 18-storey building . The Steigenberger Group signed a 20-year lease for 175 rooms and suites, 166 of which are on offer (as of 2018). From the seventh floor there are luxury apartments: 50 apartments from 30 to 70 square meters and 19 condominiums from 100 to 300 square meters. On the roof level there is a 500 m² penthouse , on the sixth floor there is a roof terrace with a bar. Of the 59 residential units, 25 are condominiums and 34 so-called “business apartments”, which are available for prices of 150 and 660 euros per day per week rented to business people. On request and for a fee, residents can use the hotel's services, such as having food brought to their apartment or ordering theater tickets.

By the beginning of May 2015, around 68 percent of the living space had been sold for a total of around 40 million euros, 95 percent of the buyers were from Stuttgart and the surrounding area. Eight apartments were sold in the building in the fourth quarter of 2015, all of which were in Stuttgart-Mitte during this period. The prices were between 9118 and 10605 euros per square meter, up to 14,000 euros per square meter were expected.

Investors

The project sponsor is Cloud No 7 GmbH , a subsidiary of Schwäbische Wohnungs AG , which in turn forms part of the Dr. Aldinger & Fischer belongs. The planned project costs amounted to around 80 million euros. Of this, 35 million euros were financed through a bond. This has an interest rate of 6% and is grouped in risk class 4, more willing to take risks.

Building history

In 2008 the Berlin office Grüntuch Ernst Architekten won first prize for designing a building at this location. The American office tec Architecture developed the facade design with its curved glass and metal parapets. The building application was submitted in February 2013 and construction work began in September 2013.

The topping-out ceremony was celebrated on May 8, 2015. Original plans envisaged that the tower should be ready for occupancy by late summer 2016.

Summer 2017 was given as the opening date on the property developer's website . The hotel rooms have been ready for occupancy since January 2018.
