The Europaviertel in Stuttgart has been built since 1990 on the site of the former central freight and marshalling yard in downtown Stuttgart, which was closed in the 1980s. It is bordered to the west by Heilbronner Strasse ( B 27 ), to the north by Wolframstrasse, to the east by the current railway facilities and to the south by Kurt-Georg-Kiesinger-Platz. Most of the A1 sub-area of the Stuttgart 21 master plan is located in the Europaviertel. This covers an area of ​​16 hectares (79.6%) and building plots with a total area of ​​90,883 m².

development

The headquarters of Landesbank Baden-Württemberg and Sparda-Bank Baden-Württemberg were built on the site of the former general cargo station of Deutsche Bahn between 1990 and 1996 . These areas were developed before the urban development concept framework plan Stuttgart 21 was drawn up. Architects were Brunnert Mory Osterwalder Vielmo (that was Hans-Georg Brunner, Hasso Mory, Wolfgang Osterwalder and Manfred Vielmo) after their competition success.

In December 2001, the city of Stuttgart acquired areas around what was then the main train station from Deutsche Bahn AG. In contrast to most of the areas around the main train station, the areas in "Subarea A1" could already be built on before the new main train station was built. With the final development of the Europaviertel, the new main train station is to be moved to the center of the city center.

Projects already implemented in sub-area A1 :

  • Office building of the Landesbank Baden-Württemberg with the City Tower (construction areas 1 to 3, started in spring 2002)
  • Südleasing office building (construction site 14, completed 2011)
  • City library on Mailänder Platz (construction site 10.1, opened in 2011)
  • Pariser Höfe on Stockholmer Platz (construction site 13, started in 2010)
  • Sparkassenakademie (construction site 11, completed 2014)
  • the Milaneo shopping center (plots 6, 8 and 9, opened in October 2014)
  • Cloud No. 7 (construction site 7, completed 2017)
  • Europe Plaza with shops, offices (including the Celesio headquarters ) and gastronomy (construction site 10.2, completed in 2017)

On construction site 5, between the city library and Milaneo, the up to 60 m high tower on Mailänder Platz is being built on a plot of around 1,800 m² . The planning application should be submitted in mid-2018 and completion in 2020. The property had already been acquired by Deutsche Bahn in May 2016. Construction work began in November 2018 and completion is now scheduled for 2021.

Plots 4 and 12 have not yet been sold and are being marketed by Deutsche Bahn.

Six hotels with a total of 1,085 rooms are to be built in the Europaviertel. The Aloft Hotel (165 rooms) was built in 2014 with the Milaneo on Heilbronner Straße. In the residential and hotel high-rise Cloud No. 7 , Steigenberger has been operating around 170 rooms since 2018. In the tower at the Milan court an apartment hotel with 180 rooms and another hotel to be built with about 270 rooms. A Hampton by Hilton and a Holiday Inn Express with a total of 300 rooms are to be built on site 15 (an area between the light rail bridge and Milaneo) , which should open in 2019.

The standard land value at the beginning of 2020 was 4850 euros per square meter.

Development

The Europaviertel can be reached from the Budapester Platz tram stops on the U12 and the City Library on the U5, U6, U7 and U15 lines. From 2009 to 2017, the tram routes around the Europaviertel were renovated and expanded for around 90 million euros. Bus line 44 is to stop at Pariser Platz . In addition, the Wagenloadstrasse tunnel runs under parts of Mailänder Platz and the rest of the district.

Significant structures

LBBW building

Between the end of 2001 and July 2004, Landesbank Baden-Württemberg built three office buildings on Pariser Platz. The plans for two low-rise buildings and the City Tower with a height of 70 meters come from the architects Wöhr / Mieslinger. The construction costs amounted to around 129 million euros. Today around 1,500 Landesbank employees work in the LBBW buildings.

City library on Mailänder Platz

The city ​​library on Mailänder Platz , designed by the South Korean architect Eun Young Yi , opened on October 24, 2011. It houses the central library of the Stuttgart City Library. The nine-storey cube in its radical simplicity stood alone in a building site landscape for a long time before the buildings of the Sparkassenakademie and the Milaneo grew taller in the vicinity.

Cloud No. 7th

A residential and hotel project called “ Cloud No. 7 “was started in summer 2013 on the corner of Heilbronnerstrasse and Wolframstrasse. The completion took place in December 2017. The owner of the 80 million euro project is the Schwäbische Wohnungs AG.
