The Milaneo is a three-part building complex in Stuttgart . The main component is a shopping center with around 43,000 square meters of retail space, which opened on October 9, 2014, as well as rental apartments, offices and a hotel.

It is considered to be the largest shopping center in southwest Germany.

The Milaneo is located around 800 meters north of Stuttgart Central Station , between Heilbronner Strasse, Wolframstrasse and the city ​​library on Mailänder Platz .

With 43,000 m² of space for shops and restaurants, the Milaneo is the largest shopping center in the region. The building contains more than 200 shops and restaurants, 417 rental apartments, a hotel and offices are also being built. The rent for retail space is 39.50 euros per square meter per month, for large stores with more than 1,000 square meters of space a monthly rent is 17.90 euros per square meter. The rental income from the shopping center should amount to 22.83 million euros annually.

The Aloft Hotel in Milaneo has 165 rooms.

Promoter

The project sponsors ECE Projektmanagement , Strabag and Bayerische Hausbau (who built the roof) together invested around 550 million euros in the project. Investors with a minimum deposit of 10,000 euros were able to participate in the complex through the closed real estate fund Hamburg Trust . The real estate investor Hamburg Trust has a 78 percent stake in the shopping center.

history

In 1998 the city decided on the development plan for the then fallow land. This is based on the Stuttgart 21 framework plan . After a controversial public discussion, the three project management companies submitted the preliminary construction request on July 2, 2010.

The city of Stuttgart implemented a sales area of ​​no more than 20,000 square meters. Mixed use with 415 apartments was introduced for this purpose. The number of parking spaces has been reduced from 3,000, as planned in the late 1990s, to 1,600. The two to five room apartments were built in a total of 17 of the 19 two to seven-story individual buildings on the roof of the shopping center.

The foundation stone was laid in an official celebration on September 28, 2012. The then Mayor of Stuttgart, Wolfgang Schuster, promoted the project with a speech, calling it "the most exciting and attractive project not only in Stuttgart, but in Germany and with 550 million euros nationwide the largest single investment". In autumn 2011, a jury decided on the name Milaneo - after reviewing proposals from citizens that could be submitted via the project's website or by postcard. The opening took place on October 9, 2014. The work was carried out by the construction company Ed. Züblin AG based in Stuttgart.

The average rent excluding heating was given as 14 euros in mid-2015. According to the operator, the majority of the apartments were rented in August 2015.

The hotel and the office space were acquired in February 2017 by Real IS AG, a subsidiary of Bayerische Landesbank .

There are 1680 parking spaces in an underground car park under the building complex. Access is via the specially built wagon load road tunnel . There are also more than 1,500 bicycle parking spaces around the site, a car sharing service and a charging station for electric vehicles.

The city of Stuttgart expected traffic on Heilbronner Strasse to increase by 25% and on Wolframstrasse by 41%. From 2013 to 2014 the intersection of Heilbronner Strasse / Wolframstrasse was expanded for 6.6 million euros to accommodate the additional traffic.

The Milaneo can be reached via the tram stops Budapester Platz and Stadtbibliothek (formerly Türlenstrasse).

Even after the start of construction and completion, the project is rated controversially in the public debate. While ECE, as the project operator, advertises that the attractive shopping center will attract buyers from the surrounding area, retailers in downtown Stuttgart fear cut-throat competition at their expense. The Stuttgart Chamber of Commerce and Industry is also critical of the project.

The Milaneo and other shopping centers such as the Gerber will increase the Stuttgart shopping area by 160,000 m² to around one million m² by 2016. It is not to be expected that the purchasing power of the citizens will grow accordingly. The economist Monika Walther examined the effects of inner-city shopping centers and came to the conclusion that growing business locations in inner-city areas suffered considerable losses if their range was almost entirely available in the center.

The project is also controversial in terms of urban development. The project won the Best Futura Mega Project award at the Mipim real estate fair in Cannes . The journalist Erik Raidt, on the other hand, criticized the concept as ordinary and provincial in a gloss and scoffed at the desolation of the surroundings in the emerging so-called European quarter .

The controversy runs right through the city administration: While the city's press spokesman, Andreas Scharf, and the advisor for economic development, Ines Aufrecht, are celebrating the "most important award in the real estate industry", Mayor Fritz Kuhn already expressed the opinion in his election campaign that such projects destroy the city and, above all, would have the effect of drawing more traffic into the city.

In the 2015 citizen survey conducted by the city of Stuttgart, 41 percent of those questioned said they had a bad or very bad opinion of the shopping center. Most of the customers do not come from Stuttgart, but from the region. According to information from October 2015, 32% come from the city, 30% from a defined catchment area as far as Pforzheim , Heilbronn , Göppingen , Reutlingen , Tübingen and 30% (on Saturdays 40%) beyond.

In a nationwide satisfaction survey of retailers in 269 shopping centers, the Milaneo came 210th.

At the end of 2012, according to the Hamburg Trust, 45% of the retail space was rented. According to a media report, Apple should be among the tenants, as well as the textile brands Tommy Hilfiger , H&M , Hollister , Peek & Cloppenburg , Gerry Weber , Mango , Esprit , Lacoste and Zara , and a number of Douglas Holding companies will move into the shopping center. In April 2014 it became known that Apple is not one of the tenants and is instead looking for a location in downtown Stuttgart. Instead, the main tenant is the controversial Irish fashion chain Primark . Fashion stores made up 60 percent of the mall in 2015.

In the opening quarter, around 40,000 people visited the shopping center every day. According to a press report, 500 square meters of around 7,000 square meters of office space above the shopping center were rented in May 2015. In August 2015, a quarter of the commercial space rented for an average of EUR 18.20 per square meter was let.

According to the management, the turnover of the tenants is in the range of the expectations. In the fall of 2015, the shopping center counted 28,000 to 30,000 visitors per day, at peak times up to 100,000 people. Around 10 million visitors were counted by November 2015. Around a third of customers are from Stuttgart, 60 percent of them come by train. 60 percent of customers are between 20 and 39 years old. The average age is 34 years. The anchor tenant is the Primark textile chain. According to media reports, it should be one of the most profitable Primark branches worldwide. In contrast, the number of visitors to the traditional Königstraße shopping street is declining. While it was previously ranked 5th among the top shopping streets in Germany, at the beginning of 2015 it was ranked 22nd according to measured visitor numbers according to a study by BNP Paribas . The competing, smaller tanner at the southern end of Stuttgart city center could not hold its own against the Milaneo and fights for a recipe for success.

The average annual turnover per square meter of sales area was given in 2015 at 4500 euros, the annual turnover at around 193.5 million euros.
