The Gerber is a complex of buildings in the city center of Stuttgart . The centerpiece is the shopping center with a sales area of ​​around 25,000 square meters; there are also numerous apartments and offices in the building. The opening took place on September 23, 2014, the apartments were occupied in the first half of 2015.

General

The Gerber is located in the southern part of downtown Stuttgart, in the square between Tübinger Strasse, Sophienstrasse, Marienstraße and Paulinenbrücke. The name refers to the surrounding tanner district .

The project sponsor was Württembergische Lebensversicherung , represented by Phoenix Real Estate Development GmbH . The Berlin architectural office Bernd Albers was responsible for the architecture.

The property is around 14,000 m². 86 shops and bars have their place on 25,000 m² of commercial space. A total of 90 apartments with a total of 9,000 m² of living space were created. There are 650 car parking spaces and 200 bicycle parking spaces in the underground car park.

The total investment was 250 million euros. Construction was originally scheduled to be completed by April 2014, but the date has been postponed to September 2014.

Building history

In the preparation phase, the project went under the name Quartier S . In December 2010, Württembergische Lebensversicherung submitted the building application to the city of Stuttgart, now under the name Gerber . The demolition of the old building began in February 2011. Of two listed buildings in Tübinger Strasse 22 and Sophienstrasse 21, only the facade was preserved in order to provide access to the shopping center. At the beginning of September 2011, the old building structure in the square was demolished, except for the Church of the Resurrection on Sophienstrasse.

At the end of 2011 the construction pit was dug. The foundation stone was laid in April 2012.

The construction site coincided with three other large buildings in the immediate vicinity: the Caleido commercial and residential complex and the extension of the WGV insurance . At the same time, as part of the Shared Space project, the city converted the northern part of Tübinger Strasse into a traffic-calmed zone. This was followed by an EnBW construction site . The Pauline office building was being built nearby . Residents and tradespeople complained about this accumulation of construction sites because of the resulting narrowness, noise and dirt. The heavy construction site traffic, combined with parked zebra crossings on the way to school, endangered school children, complained the rector of the Karls-Gymnasium in the district advisory board .

The Church of the Resurrection also had to give way in March 2013 to a new building for the Sophie 23 project , which is adjacent to the Gerber. The church was originally built in 1879, badly damaged in World War II, and then rebuilt. It was not a listed building; however, this had been discussed controversially.

The topping-out ceremony was celebrated on September 24, 2013 .

Economic development

According to the project sponsor, 60% of the space was rented in October 2012. The tenants include discounters such as Aldi , a dm drugstore , Italian fashion brands such as Calzedonia and Intimissimi , the Osiander bookstore , service providers and hairdressers. The American company Urban Outfitters signed a contract as the main tenant in May 2013 . At the end of August 2014, the project developer company announced that the shopping center was fully let.

A few months after the opening, tenants moved out of the poorly frequented first floor. In August 2015, the management was completely replaced, and the previous management company had to hand over management to another company by October 2015.

The Gerber can be reached in a few minutes on foot from the Stadtmitte S-Bahn and Stadtbahn stops and from the Österreichischer Platz tram stop . Opposite, on Paulinenstraße, is the Marienstraße bus stop .

Three of the four streets that surround the karee are relatively narrow streets. Only Paulinenstrasse is a thoroughfare. All four surrounding streets have been redesigned by the city. The investor, who wanted a more attractive environment for the clientele, shared the cost. In the Shared Space 2012 project, Tübinger Strasse was redesigned so that it can be used by drivers, cyclists and pedestrians at the same time.

The project is controversial. While city planners predicted a revitalization of the Gerberviertel, which had not yet offered any particular attraction on the edge of the city center away from Königstrasse , critics feared ruinous competition at the expense of retailers in the quarter and in the city center. This competitive pressure was intensified by the Milaneo in the Europaviertel, which opened at the same time .
