Gross Borstel 25

Groß Borstel 25 is an urban development project on the site of the former Lokstedt freight yard, which was closed in 1985, in the Hamburg-Groß Borstel district . The project area is bounded by the street Kellerbleek, the river Tarpenbek , the eastern border of the allotment garden association "Bahn-Landwirtschaft" and the freight bypass railway .

According to the draft, at least 750 apartments and a 10,000 m² park are to be built there; there are also plans to build a footbridge over the Tarpenbek to Groß Borstel.

A development with 4 to 5 storey buildings is planned, the highest of which are to be built in the south. A daycare center is to be built within the residential area, directly at the freight bypass . The noise from rail traffic is to be reduced by a 2.5 m high noise barrier . The building of the oriental furniture store and restaurant "Le Marrakech" will not be affected by the development. In parallel to the development plan procedure , both the land use plan and the landscape program must be changed in accordance with the planning objectives.

All traffic for approx. 2000 to 3000 new residents is to be handled via the only access route to the west, the street Kellerbleek. There are three contradicting traffic reports from Schmeck from April 2010, from March 2012 from Argus and from August 2012 from Claussen-Seggelke, which were commissioned on behalf of the investors and the City of Hamburg. With the exception of the report by Claussen-Seggelke, the above reports were all used in August 2012 for the report on the road bridge connection of the Tarpenbek Greens Groß Borstel residential area , which was jointly carried out by ARGUS traffic planning, the architects Kunst + Herbert and von Seebauer, Wefers and Partners (landscape planning, Urban planning, mediation) from Berlin. In its imprint on p. 2, two other reports are mentioned: an environmental report on the development plan draft by Seebauer, Wefers and Partners in Berlin from March 14, 2012 as well as a biological inventory and evaluation by Brandt & Haack from Hamburg from November 28, 2011 .

The Lokstedt freight yard was opened in 1922. The plans at that time envisaged a large freight yard with three signal boxes, eight loading lanes and a large goods shed, which was then only built in a reduced form. On July 1, 1941, the connection between the Lokstedt freight yard and the northern end of the Barmbek freight yard at the Rübenkamp stop was established. In 1975 part of the freight station was spanned with overhead lines, which were completely renewed in 2005 by Deutsche Bahn. The bridge master's office became Le Marrakech , which is located there today .

criticism

There is massive resistance to this development within the district in Groß Borstel, on the one hand against the heavy, additional traffic of the new residents, on the other hand against the feared loss of face of the district, whose number of residents is increasing by 25 percent. A second transport connection is also required so that the traffic can be better distributed and flow away more quickly. Furthermore, the quality of the development is questioned. It is feared that the development will have the same effect as the building sins from the 1970s.
