description

The mansion is around 4.5 km southeast of Gifford on the western flank of the Lammermuir Hills . To the west runs the Hopes Water , which flows into the Gifford Water at Yester Castle and later into the Tyne . Hopes House was built around 1823, probably based on a design by the Scottish architect James Burn . A previous structure may have existed at the site.

The two-story mansion is designed in a classical style. The sandstone masonry is exposed on the west-facing front , while the rest of the building is plastered with Harl . A cornice divides the facade horizontally. The central entrance area is designed with a protruding portico with Ionic pilasters . The two-winged arched portal closes with a decorative combat window . On the portico there is a balcony with a stone balustrade , which is accessible via a door behind it. Elongated triplet windows flank the entrance area. They are let into round-arched recesses and close with blind combat windows. The north and south facing facades are constructed identically and are three axes wide. At the back of the building there is an extension from the 19th century. It closes with a hipped roof . Twelve-part lattice windows are installed along the facade . A slate-covered platform roof sits on top of the building .
