The SLT 107 Schwabenlandtower (until September 2018 Gewa-Tower ) is a skyscraper under construction in Fellbach , which will contain residential and business premises as well as a hotel. It is being built in the east of Fellbach on the road to Waiblingen (old B 14) on the site of the former Fromm machine factory. For decades there was a hotel ruin on the site, which was torn down as part of the construction work for the residential tower.

history

The project was presented to the public for the first time in September 2007. After it had been postponed several times, the client and the city of Fellbach announced on July 10, 2012 that the building project would be realized. In February 2014, it became known that the originally planned Medical Service Center (MDZ) would not be built, but that a Nordic Group hotel would be built on the intended premises. On May 13, 2014, the Fellbach municipal council finally approved the construction project. A few days after the building permit was granted, the groundbreaking ceremony took place on May 28, 2014 , and the topping-out ceremony was celebrated on September 9, 2016.

The former name Gewa-Tower is an acronym formed from the second first and last name of the building contractor Michael Georg Warbanoff . On November 18, 2016, the client, GEWA 5 to 1 GmbH & Co. KG , filed for bankruptcy . The construction work was stopped in November 2016, the further financing for the completion of the high-rise was not clarified. A preliminary insolvency administrator was appointed on November 22, 2016.

On September 28, 2018 it was announced that the CG Group from Berlin had bought the tower and will convert the luxury apartments into 192 rental apartments. The purchase price is 15 million euros. With the acquisition of the building by the CG Group, the tower also received a new name: SLT 107 Schwabenlandtower .

Building description

With a height of 107 m, the Gewa Tower is the tallest skyscraper in Baden-Württemberg and replaces the 102 m high Collini Center in Mannheim. The residential tower is the tallest building in the Rems-Murr district and, after the telecommunications tower on the Hohen Brach , its second tallest structure. After the Colonia-Haus (155 m), the new Henninger Tower (140 m) and the Uni-Center (133 m) in Cologne , the Gewa-Tower would currently be the fourth tallest residential building in Germany and, according to current plans, will have 192 apartments on 34 floors to have. According to the plans of the new owner, the business hotel of Nordic-Hotels GmbH will be increased by one floor, contrary to the original plans, and will have 165 rooms.

The completion of the building was planned for the end of 2016, the costs were estimated at € 60 million. Another investor is building 152 rental apartments on the site. Due to the bankruptcy of the former client, work was suspended from November 2016 to October 2018. The new owner, the CG Group, announced after the purchase that the construction work would continue immediately, with completion scheduled for the end of 2020.
