The Weinstrasse 40 building is a four-sided courtyard in the small Palatinate town of Deidesheim . It is also known as "Weingut Dietz-Matti", which was previously located in the building. According to the monument protection law of the state of Rhineland-Palatinate , it is considered a cultural monument .

The building is located in the center of the city on the corner of Heumarktstrasse and Deutsche Weinstrasse . North of the building, on the opposite side of Heumarktstrasse, is the city's historic town hall . Opposite, on the other side of the German Wine Route, are the former Gasthaus zur Kanne and the guest house Ritter von Böhl .

The building is a large-volume, two-storey four-sided courtyard in a mixed construction method that is rare in Deidesheim. The residential building on the corner of Heumarktstrasse and Deutsche Weinstrasse consists of two long wings. Its ground floor is plastered, the windows are provided with sandstone frames. During the passage the year 1487 was traced, this could mean that the core of the ground floor dates from the 15th century; However, it is also conceivable that the year was incorrectly traced and should actually be 1687 or 1787. The half-timbered upper floor dates from around 1700, but was later partially replaced. The roof, with small dormers and covered with beaver tails , probably dates from the 18th century. The striking half-timbered bay window at the northeast corner of the house also dates from the 18th century and had to be partially replaced in 1992 after being damaged. Its bell-shaped, slate-covered hood dates from the 19th century.

From 1496 to 1843, according to another source until 1845, the "Zum Schwanen" inn was located here, later the building housed the "Dietz-Matti" winery. In 2018 an inn was opened here again, which is called "Zum Schwanen" as it used to be.
