The Annastraße housing estate is a housing estate in Hanau, Hesse .

The housing estate is located between the rail apron adjacent to the north of the Hanau main train station and the port facilities of the Hanau port bordering to the south ; Directly opposite the settlement is the head office of the mail order company Schwab Versand . The three and two-story apartment buildings are surrounded by the streets Annastraße, Kinzigheimer Weg and Unterweg.

history

The housing estate was built in 1930 as a response to the architectural movement Neues Bauen , which, according to the architects, led to loveless tenements . The arrangement of the buildings with the extensive lawns gives the settlement a garden city-like character.

During the Second World War, some buildings were damaged by aerial bombs, but the settlement itself remained as one of the few of its kind in Hanau.

The Annastraße housing estate as a whole is a cultural monument according to the Hessian Monument Protection Act .

Todays situation

The housing estate has never been modernized to this day and is now largely empty; many houses are completely overgrown; in November 2015 the vacancy rate was 83 percent. The municipal housing association sold the housing estate to investors in 2009, and the owners have changed several times since then. The sale of the housing estate and the neighboring residential complex on Hafenplatz brought sharp criticism from the city, especially since there is no rent clause and there is a risk of luxury renovation, making the already scarce affordable housing in Hanau even scarcer. Since no efforts to renovate can be identified even after eight years, the city of Hanau is considering expropriating the entire housing estate.

The attempt to carry out the renovation of the residential complex by way of substitute performance, however, failed at the administrative court in Frankfurt am Main . The city of Hanau then made use of its right of first refusal and acquired the entire residential complex. The owner sued the Darmstadt Regional Court against this ; a decision is still pending.
