The housing cooperative "Glück Auf" Gera eG is a German housing company based in Gera . Its portfolio includes 4040 apartments (as of December 31, 2015), as well as commercial units, garages and parking spaces. More than 4,000 people are members of the housing association. "Glück Auf" Wohnservice GmbH is a 100% subsidiary of the cooperative for household services.

The cooperative and its subsidiary hold a majority stake in "Glück Auf" Pflegeservice GmbH, a care service . In 2015, the housing cooperative took over the Geraer Baugenossenschaft GWG eG with 610 apartments, founded in 1908, as part of a merger .

history

founding

On June 17, 1956, 64 young people founded the workers' housing association "Glück Auf" Gera, Günther Thiel was the first chairman of the cooperative. The aim was to create apartments for the members and their families on their own initiative. The SDAG WISMUT was the sponsoring company for "Glück Auf" . When joining the cooperative, shares amounting to DM 2500 had to be provided within five years as well as personal contributions of working hours in the first two years. In 1957 the first topping-out ceremony took place in Kurt-Keicher-Strasse, and in 1958 36 apartments in the "Glück Auf" family could be occupied. Further new construction projects followed in Herderstrasse, Gagarinstrasse and Berliner Strasse. The AWG der Bauarbeiter Gera was also founded in a wave of new cooperatives being founded. VEB Bau-Union Gera was the sponsoring company, and public education and the consumer trade facility in Gera were connected. On August 1, 1958, the merger with the AWG "Glück Auf" took place. With this step, the number of members of "Glück Auf" increased by 144. At the beginning of 1959 the cooperative had 640 members.

1960s to 1989

One focus of economic development in the early 1960s was the construction of industrial housing. Type projects were developed which enabled the prefabrication of components in large numbers. The apartment type Q6 created the prerequisites for high labor productivity in residential construction for the first time. The “Glück Auf” residential construction sites were downtown Gera, the Bieblacher Hang and Debschwitz .

In the 1970s, in addition to the construction of the residential areas “Südstrasse” (1972) and “Pskower Strasse” (1975), the focus of residential construction was in Lusan . The housing stock of the cooperative increased rapidly, in 1979 the "Glück Auf" counted 4,036 apartments, 73 percent of which were remote-heated .

Due to the government-required orientation of the housing program towards new construction measures, there was a lack of capacities for maintaining the value of apartments. This led to the neglect of the old building in the 1980s. The need for maintenance increased, the housing stock grew to 5,798 apartments by 1989.

After the turn

The gradual increase in the rent level created the prerequisite for cost-covering management of the housing stock after the fall of the Berlin Wall. In the following years, apartments were sold both to owner-occupiers and to the newly founded housing association “Neuer Weg”. After demolishing and dismantling over 1,300 apartments, the cooperative erected its first new building in 20 years at Berliner Straße 7/9 in 2011. In current construction and renovation projects, the housing cooperative relies in particular on barrier-free construction . In this context, the Glück Auf Pflegeservice Pauline GmbH was founded in 2012 by the housing cooperative for the care and support of elderly and disabled people.

Holdings

The housing cooperative "Glück Auf" Gera eG is the sole shareholder of "Glück Auf" Wohnservice GmbH. This is a company that offers housekeeping services, janitorial services and taking over winter service. The clients include not only the cooperative , but also third parties. Since 2012 the cooperative has been a partner in "Glück Auf" Pflegeservice GmbH. This care service not only offers outpatient care and support to the cooperative members. This also takes place in the senior living groups, for which the housing cooperative has converted a house especially age-appropriate and barrier-free.

The housing cooperative "Glück Auf" Gera eG is a member of the WIR initiative in Gera , an amalgamation of five housing cooperatives to form the working group of Geraer housing cooperatives GbR . The cooperatives have been cooperating since 2003 in order to reduce costs through synergy effects such as joint gas and electricity purchases and to train students in cooperation with the Gera University of Cooperative Education.
