The Arnulfpark is a new urban quarter in Munich - Neuhausen with residential and office buildings as well as cultural facilities, shops, a park and kindergartens on the site of the former Munich container station.

In the past, the approximately 18 hectare area north of the track apron was used as a container station. Since February 2004, the real estate company Vivico has been developing the reallocated area together with housing developers and other commercial investors. A total of 1,000 high-quality apartments and 4,300-4,500 office workplaces were to be created in Arnulfpark.

On September 17, 2004, the groundbreaking took place for the 40,000 square meter park , which was also completed on October 8, 2005 as a buffer to the railway systems. In October 2005, the Synergy Group acquired the former and no longer in operation thermal power station from the property owner Vivico in order to use it for a theater , a restaurant and - supplemented by a new building - as high-quality office space . In July 2006 the topping-out ceremony for the first office building in Arnulfpark was celebrated. In December 2006 Vivico announced the construction of a 4-star hotel with approx. 230 rooms by the Berlin real estate company KapHag.

In 2007, the “Velum”, a 7-storey residential and commercial building with a day-care center, was completed on a property area of ​​4,300 m². Of the total of 5,500 m² of rental space, 1,800 m² were divided into offices, 1,800 m² for other businesses and retail, 570 m² for restaurants and 1,800 m² in 27 apartments. The construction of the “Atmos”, a 6-storey office building with rental space of 27,000 m², was completed in 2008. In 2008, the pharmaceutical company Bristol-Myers Squibb moved its German headquarters to the building. The “Metris” administration building, completed in 2010, with a conference floor and canteen area, offers 31,500 m² of office space. In the west of Arnulfpark, the first part of the “ICADE Premier quarter” with 18,000 m² was built between 2008 and 2010. At the upper end of the park, the "Design Offices" have been located since 2010 with tenants such as Datev and Artemide Design Leuchten as well as event, training and day office rooms that can be rented.

The "Central & Park" consists of two 44 meter high 11-storey high-rise buildings with 92 rental apartments on 12,700 m² of living space, with small shops and offices on the ground floor, which have been rented since the beginning of 2011. This also includes an office complex whose total rental area of ​​15,600 m² was finally completed in spring 2012. The office occupancy rate at the end of 2011 was 50%. A separate building with an open children's and youth facility and a residents' meeting place form a functional addition. The " Skygarden ", a 7-12 storey office building with 32,700 m² above ground and 15,500 m² underground rental space, has been fully equipped since 2011. In August 2011, the auditing company PricewaterhouseCoopers with around 780 employees moved there. The apartments in “M: Unique”, a 2-storey office building with a 6-storey residential tower, were ready for occupancy at the beginning of 2012. The “Kontorhaus”, in which 24,500 m² of office space is spread over a twelve-storey high-rise and three 6-storey battlements, closes the last vacant lot in the south of Arnulfpark. The second building of the “Quartiers ICADE Premier” with 27,000 m² is still waiting to be realized.
