The Clemens Galleries are a shopping center in Solingen . It was the first shopping center in the city center and is located directly on the pedestrian zone. In the course of the construction, the Mühlenplatz and some streets and streets were redesigned.

history

Laying of the foundation stone and opening (1996-2000)

The original investor from 1996 was Multi Development from Düsseldorf . The city of Solingen supported the planning with a cheap building plot and the promise to use 6,500 m² with the library and the adult education center. The city invested around 32 million marks for this. For the construction, the two fountains had to be demolished, the monument of the city of Gouda to mark its 600th anniversary had to be implemented and numerous old trees had to be felled. The foundation stone was laid in 1998. In a raid on illegal work on June 30, 1998, violations of the regulations were found in 57 workers. An aerial bomb from World War II was found during civil engineering work and defused on October 7, 1998. In June 1999 RTL shot a day on the construction site for the series Der Clown . The tenants at the opening include Santex, with its first branch in Germany, as well as Deichmann , Roland , Parfümerie Douglas , Makro-Markt and the CinemaxX cinema ; it has 1250 seats in seven cinema halls. The city also opens a citizens' office here . As planned, the property was sold to the German Society for Real Estate Funds (DEGI), a 100% subsidiary of Allianz , after completion . At the same time as the opening, the Clemens Galleries advertising association was founded.

Change of ownership and decline in sales (2000–2017)

In 2006 the property was sold to Dawnay Day Property Investment GmbH and then sold on to the Dutch company DDT Solingen BV. In 2013, the Hofgarten Solingen opened just 300 m from the Clemens Galleries , another shopping center with 29,000 m² of retail space. This led to declines in sales and business closings. In 2014, CR Investment Management from Düsseldorf acquired the galleries. It was planned to open a new MyUrbanOutlet-Center in autumn 2016. Almost all tenants were given notice for this project. The opening of the planned outlet center was repeatedly postponed and ultimately abandoned. The search for new anchor tenants was unsuccessful.

Expansion and new tenants (since 2017)

In 2017 the galleries were expanded to include two adjacent branches of Peek & Cloppenburg and Kaufhof . In the meantime, the Clemens galleries have been transferred to Immobilien Solingen Projektgesellschaft mbH , based in Frankfurt, with Jochen Stahl as managing director. With Tedi , KiK , Rossmann , Intersport and two restaurants, new tenants could be found.
