history

The project was developed by Multi Corporation, an international shopping center owner and operator. The first groundbreaking took place in September 2004 on the site of the former main post office, sold by the city of Wiesbaden, which was demolished from the end of 2002 to the beginning of 2003. The financing came from a real estate investment fund of a major bank .

The main owner of the Lilien-Carré was initially the Irish private investor Donal O'Mahony, to whom shares in the project company were sold in autumn 2006. The center was operated by Multi Mall Management.

On December 2, 2010, insolvency proceedings were opened against the assets of the owner company Lilien-Carré GmbH & Co. KG, which belongs to O'Mahony. As the main reason for the economic difficulties, the insolvency administrator Hans-Wilhelm Goetsch appointed by the Wiesbaden District Court cited an overly optimistic rental price development. The operator was not affected by the bankruptcy opening and continued to manage the center.

Even before bankruptcy was opened, it became known that the expectations placed on the Lilien-Carré had not been fully met. Store operators had repeatedly complained about poor sales and insufficient customer frequency, with shops being closed and vacancies. The location outside the city center and the one-sided retail offer were described as disadvantageous. Initially, the shops in Lilien-Carré were not allowed to participate on Sundays that were open for sale, which were restricted to Wiesbaden's city center. Currently (as of December 2015) a little more than half of the shops are not rented, including “anchor tenants” such as a large book chain, a large clothing retailer and a supermarket have already left the shopping center, and in some cases their contracts have also been terminated in order to carry out the renovation to enable.

A buyer could not be found at first. As of July 1, 2012, administration and operation were outsourced to the Acrest Property Group, based in Berlin.

On December 12, 2014, the shopping center was sold to the international Orion fund. A concept developed by the Acrest Property Group is to be implemented by 2016, which includes a reduction from 50 smaller to 35 larger units and a 2,200 m² catering area on the upper floor. The conversion is to take place during ongoing operations.

A REWE Center has been on the ground floor since 2017 , and a food discounter and drugstore were added in 2018. The redesigned main entrance, which was provided with a large glass front, was also opened in 2018.

building

The Austrian- German architecture office O&O Baukunst , Berlin , and the Darmstadt office Kramm und Strigl were responsible for the architecture of the Lilien-Carré .

The center offers around 26,000 m² of rental space for retail and services on two floors. On the third floor there is a gym and access to the roof terrace. In addition to the main entrance and access via the roof terrace, there are two other public entrances. On the one hand via the underground car park (800 parking spaces) with adjacent parking garage (400 parking spaces) and on the other hand via an entrance towards the west exit of the main station.

The Berlin artist Ruth Baumann is responsible for the design of the light ceiling in the two-story entrance foyer. The title of the work is "hummelflugs".

In addition, an office and hotel building was built next to the center on the same site, which offers 4000 m² of office space and around 6000 m² of hotel space. The Motel One hotel celebrated its opening in autumn 2007.
