Zero-energy city of Mietraching
The zero-energy city of Mietraching is a project on the grounds of an abandoned US secret service base in the Bavarian city of Bad Aibling .
history
After the Bad Aibling Station was closed in 2004, the extensive area became federal property and was initially empty.
On November 9, 2005, the B&O Group , a service provider for the housing industry, bought around half of the 134 hectare site in Mietraching . B&O Parkgelände GmbH & Co. KG was spun off as the owner of the site. B&O intended to develop "the area into an energetically exemplary quarter with mixed uses of living, working, leisure and social services". The site is ideal for a future project of a “net zero energy city based on fossil primary energy carriers. This should be achieved through the intelligent networking of various modern technologies. "
The last development plans from 2008 divided the area into 4 usage zones: "Wohlfühlpark", "Technologiepark", "Landschaftspark" and "Sportpark", but there was initially disagreement between the owner and the city of Bad Aibling about the design, which is why there were also norms control applications against Parts of the development plans were collected. In repeated changes to the development plan, most recently on January 11, 2010, the city of Bad Aibling approved several proposals by the architects Schankula and Müller, so that an agreement was finally reached and construction work could begin in 2010.
The project was funded by the Federal Ministry of Economics , among others . The zero-energy city of Mietraching was a model project of the EnEff: Stadt research initiative as part of the IEA's (International Energy Agency) Energy Conservation in Buildings and Community Systems (ECBCS) program.
In the course of 2011, Germany's first wooden high-rise was built on the site (see below) . The company protarget AG opened in late 2012, a solar power plant based on CSP technology.
Energetic concept
As an alternative to modernizing the existing thermal power station, a mixed concept was developed using biomass , solar thermal energy , photovoltaics and improving the energy efficiency of the renovated buildings. The large-scale use of an active building envelope should also contribute to this.
In addition, a solar park was built in a special area for the use of regenerative energy, which among other things houses a solar thermal power plant.
Wooden houses
As a new development, an ensemble created several low energy - wooden structures ( "City of Wood"). The planning and construction of wooden houses, which are among the tallest wooden structures in Europe, attracted particular attention.
As a pilot project, a four-storey wooden building (Holz 4 or H4) was initially built for this purpose. The experience flowed into the development of the eight-story wooden house Holz 8 (H8), the topping-out ceremony of which was celebrated on June 11, 2011.
In 2013 the construction system used for the buildings of the “City of Wood” was awarded the recognition prize of the German Timber Construction Prize.
Further sub-projects
The former officers' residence at Bad Aibling Station was converted into a hotel (B&O Parkhotel). The four-star hotel, which opened in October 2008, is integrated into the concept of the zero-energy city; it is heated using the existing district heating network and solar thermal systems .
In the course of 2008, several companies were relocated to the "Technology Park" area.
Others
Since 1989 the well-known as "Chicken Joe" Josef Ecker a restaurant business on the premises of the intelligence base, since 1999, this was the "Biker Base" of the operational motorcycle club BAB Bavarian American Brotherhood e. V. At the instigation of the city council of Bad Aibling, the company had to be closed in 2011.
The flying hangar and other facilities on the site are also used for various events such as flea markets , the Oablinger Rock Night or the annual South East Rock Festival SORF .
The BND Bad Aibling branch is located about 500 meters to the south-east of the former Mangfall barracks . Until 2014 it was disguised as the "long-distance communications center of the Bundeswehr". The BND has taken over technical systems from the US National Security Agency (NSA).
