The Quartier Belvedere Central (QBC) is a construction project in the Quartier Belvedere, which has been under construction since 2013, in Vienna's 10th district of Favoriten . It is being built by UBM Development Österreich GmbH and should be completed by the end of 2020. On a gross floor area of 130,000 square meters, residential, office, commercial and hotel properties are being built on six building plots.
location
The QBC is located in the immediate vicinity of Vienna Central Station and directly on the Wiedner Gürtel . Opposite is the Belvedere Palace . At the Quartier Belvedere itself, the QBC is located in the middle between the “Erste Campus” and The Icon Vienna .
history
On the one hand, Vienna Central Station was built on the area of the former Südbahnhof , and on the other, two new districts are being built here, the Belvedere quarter and the Sonnwendviertel . In June 2015 the foundation stone was laid for the first of a total of six building sites in the Quartier Belvedere Central. The office buildings QBC 1 and 2 will be the last of the complex to be completed by the end of 2020.
Holdings
The project was originally initiated by Erste Group Immorent, S Immo AG and Strauss & Partner. At the end of 2013, the QBC was initially taken over by Strauss & Partner as overall responsible for development. As agreed, the first two project companies were taken over at the beginning of 2015. The remaining four project companies were taken over by Strauss & Partner (now UBM Development Austria GmbH) on November 24, 2015.
architecture
The QBC consists of six building sites on around 25,000 m² of land. According to the master plan and development plans, a gross floor area of around 130,000 m² for offices and commercial space (80,000 square meters in total), two hotels (26,000 square meters), apartments (24,000 square meters) and 700 car parking spaces is planned on the construction sites. In order to prevent the neighborhood from becoming extinct in the evening, apartments, hotels and ground floor restaurants are planned. The architectural offices (Behnisch, Neumann + Partner, Jabornegg & Pálffy, Rüdiger Lainer + Partner) are commissioned with the campus planning. An arcade will provide the campus-like atmosphere and recurring elements will connect the six components.
Components
QBC 1 & QBC 2
Offices, restaurants and retail will be built on a gross floor area of 44,000 m² by the end of 2020.
QBC 3
Offices will be built on 9,000 m² gross floor space at QBC 3 by 2017. In November 2016, construction site 3 was sold to Union Investment in a forward deal . Restaurants and shops are planned for the ground floor zone. For ecological, energetic and social real estate development, the two construction projects QBC 3 and 4 were pre-certified with platinum by the DGNB and ÖGNI in 2015. Both office buildings have a shared roof terrace for all tenants. The foundation stone was laid in June 2016.
QBC 4
An eight-story office building was built on construction site 4 on 20,000 m² gross floor area by the end of 2017, which was bought by BDO in early 2016 before construction began and sold on shortly afterwards.
QBC 5
On a gross floor area of around 27,300 square meters, a 3-star hotel ( Ibis ) and a 4-star hotel ( Novotel ) of the AccorHotels group with a total of 577 rooms and an approx. 1800 square meter were built on site 5 from summer 2015 to 2017 Events area with ballroom and conference rooms. In November 2016, construction site 5 was sold to a fund of the French asset manager Amundi Real Estate as part of a forward deal .
QBC 6.1
By 2018, 135 privately financed apartments and offices were built on 12 floors on this construction site. There is commercial space in the base. In May 2018 it was announced that the Dr. Karl Renner Institute had acquired around 1,000 m² of office space in QBC building 6 for 5.6 million euros.
QBC 6.2
On a gross floor area of approx. 7,000 m² “ Serviced Apartments ” were built, which are operated by JOYN.
