Quartier Belvedere, detail (July 2014)

The Quartier Belvedere ( traditional pronunciation without an ending -e) is located in the 10th district of Vienna , Favoriten , between Vienna Central Station and Belvedere Palace . On a total area of around 25 hectares, a residential, business and leisure district is being built on the site of the former Südbahnhof . There are various construction projects in Quartier Belvedere: the Erste Group office complex , the QBC ( Quartier Belvedere Central ) campus and the Signa high-rise. The Belvedere quarter is intended to be the gateway to the city and allow three municipal districts to grow together.

Surname

The name of the neighborhood is not historical; it was introduced by town planners, construction companies and real estate developers around 2000 or shortly thereafter. It refers to Belvedere Palace , which is located directly to the northeast, was built between 1714 and 1723 and is now in the 3rd district of Vienna , with its art museum and baroque gardens a major cultural attraction of Vienna. The name Quartier Belvedere was taken up for the renaming of the station of the main express train line , called Südbahnhof (S-Bahn) until December 8, 2012 .

location

Quartier Belvedere is located between Vienna's main train station (10th district) and Belvedere Palace (3rd district) on the border with the 3rd and 4th district.

The surrounding neighborhoods

The quarter is bounded roughly as follows:

  • Northwest: Wiedner Gürtel (from Südtiroler Platz to Arsenalstraße), part of a main road with about eight lanes running between the inner and outer city districts; to the north of the street is the inner district of Wieden , to the north-east of the park and Belvedere Palace . Under and on Südtiroler Platz is the Vienna Central Station traffic station with underground, S-Bahn and tram stops; most of the stops have been called (Vienna) Hauptbahnhof since December 9, 2012; the U1 station Südtiroler Platz-Hauptbahnhof.
  • North-east: Arsenalstraße with S-Bahn station Wien Quartier Belvedere and tram stops; behind the Schweizergarten with the Belvedere 21 ; To the southeast of the Schweizergarten, the historical arsenal with the Army History Museum is adjacent to the street.
  • South: Alfred-Adler-Straße (new connection in extension of Landgutgasse from Sonnwendgasse to Ghegastraße in front of the Arsenal); to the south of this is the partly finished and partly under construction Sonnwendviertel .
  • Southwest: Sonnwendgasse from Südtiroler Platz to Landgutgasse; To the west, after one or two blocks, follow Favoritenstrasse , the district's main street. Favoritenstraße is a pedestrian zone here, so Sonnwendgasse takes up a significant part of the individual traffic that used to run through Favoritenstraße.

Diagonally between Südtiroler Platz and Arsenalstraße at Ghegastraße lies the multi-track railway line with the main train station directly at Südtiroler Platz and with extensive track systems to the southeast adjoining the handling structure. Gertrude-Fröhlich-Sandner-Strasse, Karl-Popper-Strasse (with tram line D) and Alfred-Adler-Strasse cross the route under the railway viaduct.

history

1850: suburb of Vienna

The area was once far from the gates of the walled city of Vienna south of the suburb of Wieden, which was incorporated in 1850, and was used for agriculture. Acquired urban area south of the Wieden was merged into the new 10th district, Favoriten , in 1874 . The construction of the Südbahnhof and Ostbahnhof directly outside of the line wall , which separated Wieden and Favoriten until the 1890s, resulted in increasing space requirements for the railway in the following decades. By 1890 the area had long since reached its present size.

Around the year 2000, the Austrian Federal Railways' considerations became more concrete to rebuild the station as a through station and to utilize the vacated area for other uses.

2004: master plan, new quarters

In consultation with ÖBB, the Vienna City Council decided in 2004 on the master plan for the entire area. The Belvedere district should include office buildings for around 20,000 workplaces. Among other things, the new corporate headquarters of the Austrian Federal Railways and (on the construction site of the demolished Südbahnhof at the corner of Wiedner Gürtel / Arsenalstrasse) an office high-rise for the Erste Group banking group were planned. The buildings were arranged in such a way that the cityscape with the lines of sight in the nearby Belvedere is not impaired.

2010s: Quartier Belvedere and its neighbors

The Belvedere district was or is being built on an approximately 25 hectare part of the area of the southern station , which was largely relocated until 2009/2010 and removed in 2013 , namely where the reception building of the station for southern and eastern railways, the platforms and the upstream ones are Have found track harps, sidings for locomotives and wagons and parts of the freight yard. In the middle of the area, diagonally located, is the new Vienna Central Station , partially opened on December 9, 2012 and fully operational on December 13, 2015 , which, including the access tracks, occupies a further 50 hectares. In contrast to the 34-hectare Sonnwendviertel , which adjoins the area to the south and is mainly dedicated to residential construction , the Belvedere district will primarily include office and commercial buildings.

Construction projects in the Belvedere quarter

The urban development goal is a diverse mix of uses, so that the district is a lively place in the evenings and on the weekends. Therefore, offices as well as hotels and privately financed apartments, shops and other services as well as health facilities are being built in the Quartier Belvedere. The entire development area around Vienna Central Station is about the same size as Josefstadt, Vienna's 8th district. A branch of a “culture mile” is to lead through the new district, which will stretch from the inner city via the Belvedere and the 21er Haus to the Army History Museum in the Arsenal; The relocation of the Wien Museum to the area was considered, but was discarded at the end of 2012 in favor of remaining on Karlsplatz. A cluster of privately funded, generally accessible educational and information facilities is also to be created in Quartier Belvedere in order to attract inquisitive people of all ages and professions.

First campus

During the construction of the campus of the Erste Bank of the oesterreichische Sparkassen AG , the more than 20 branches of the bank in Vienna were merged into a single location. On a gross floor area of 117,000 square meters, 4,500 jobs were created for the employees of the Erste Group. The implemented concept of the "New Worlds of Work" provides that every employee looks for his or her own job every day (within their own department).

QBC - Quartier Belvedere Central

The development area of the QBC (Quartier Belvedere Central) comprises six components. The planned use of the QBC: offices and retail space (80,000 square meters in total), two Accor Group hotels (26,000 square meters), apartments (24,000 square meters) and 700 parking spaces. With the apartments and hotels as well as lively ground-floor restaurants, the aim is to prevent the quarter from becoming extinct in the evening.

Signa "The Icon Vienna"

From 2015 to 2019, Signa Holding erected three independent towers with different heights - up to a maximum of 88 meters - with a total floor area of around 96,000 square meters under the name The Icon Vienna . At 88 meters, the office complex is the highest point in the Belvedere district.

Hotel Andaz Vienna Am Belvedere

The Andaz Vienna Am Belvedere, which opened at the end of April 2019, was also built by Signa Holding as part of the Parkapartments at Belvedere . The new building with 303 rooms and 44 suites was designed by Renzo Piano and is located directly opposite the Museum Belvedere 21 at the Schweizergarten , as well as adjacent to the Vienna Central Station . Andaz Vienna has an exclusive type of beer brewed by the Ottakringer brewery for its restaurant and hotel bars .

Living at the Schweizergarten

The living at Schweizergarten project is part of the overall urban development project for Vienna Central Station, in the middle of the “Quartier Belvedere” . The new district of Vienna is directly adjacent to the large local recreation area Schweizergarten, Botanical Garden and Belvedere Palace Garden and to the 3rd and 4th districts of Vienna. On a construction site of approx. A mixed-use building complex with at least 12,000 m² is to be built right next to the Erste Bank Campus. 400 apartments as well as retail space and a kindergarten are to be built. The start of construction was planned for spring 2018 and completion for the 3rd quarter of 2020.

The Signa Holding of the Tyrolean entrepreneur René Benko is behind the project . Wohnen am Schweizergarten is the result of an invited competition that was held in mid-2015 and which resulted in the contribution of the internationally recognized architecture firm Delugan Meissl Associated Architects. On the basis of this urban planning concept, one of the high-rise residential buildings from Coop Himmelb (l) au's competition entry was then integrated in order to create a coherent overall ensemble, taking into account the jury's recommendation.
