As Park Apartments and Park Hotel at the Belvedere five are high-rise buildings in Vienna Quartier Belvedere referred. Three of them are residential towers with a total of 342 condominiums. Two properties accommodate the Hotel Andaz Vienna Am Belvedere , which was also built in the course of this development and is managed in a joint venture between Signa Holding and the Hyatt Group .

history

The approximately 10,500 square meter property in Vienna's 10th district of Favoriten was created in 2010 when the Vienna Südbahnhof was demolished . On the one hand, the new Vienna Central Station , which links the southern, eastern and Laaer Ostbahn, was built on the site of the former southern station . On the other hand, two new districts were created - the Belvedere quarter and the Sonnwendviertel . The building plot originally belonged to the South Tyrolean Michael Seeber, founder of Seeste Bau GmbH. In 2008, the architect Renzo Piano developed the first drafts for this project together with him . In May 2014, the real estate company Signa acquired the property from Seeste Bau. The configuration changed with the new owner. The originally planned offices were not realized. By contrast, 342 condominiums were built on the site from February 2016, including penthouses and two- to six-room apartments and the Hotel Andaz Vienna Am Belvedere with 303 rooms. The completion took place in 2019.

location

The area is set back south-east of the city, directly from the station, next to the green area Schweizergarten , Botanical Garden and Belvedere Palace Garden . On the other side of Arsenalstrasse - directly opposite - is the Belvedere 21 (formerly the Museum 21er Haus).

architecture

The Italian architect Renzo Piano and his team designed their first project in Austria with the building ensemble of the Parkapartments am Belvedere and the Hotel Andaz Vienna am Belvedere . Piano has already designed projects that have shaped the city, such as The Shard in London and the Center Georges-Pompidou in Paris .

According to the architect, the concept with its column construction reflects the motif of the tree trunks in the large surrounding parks. The supports raise the entire building several meters above street level. Thus, the first windows of the apartments are at a height of nine meters and thus above the treetops of the Swiss garden, so that all units have a distant view. A free space was created as a connecting element of the building, which was designed by landscape gardener 3: 0 . The facade consists of the materials aluminum, glass and ceramic. The light gray changes its color depending on the light, from gray to reddish to bluish.

Furnishing

The residential buildings have a range of services, such as B. an in-house fitness room for the residents, a multifunctional common room with kitchen and access to the communal garden, an in-house laundromat and dog washing area as well as a digital concierge service and indoor parcel boxes with return option. Each of the 342 condominiums (apartments) is equipped with its own smart home server and networked with all the others via the KNX interface; this in turn enables the automated external shading system of the three residential towers to be jointly controlled. The Parkapartments at the Belvedere in Vienna were thus the largest smart home project in Europe in 2019.
