Valdeluz is in the Spanish province of Guadalajara lying planned city under administration of the city Yebes .

In 2018, three to four thousand people lived in the city, which was designed for 30,000 residents, on the Castilian plateau. The expansion of the city was stopped because the previously completed apartments could not be bought. The station was to be connected to the Madrid – Barcelona high-speed line; it stood empty for a long time.

In 2004 the construction of the first houses started. Two years later, the first apartments were handed over to the owners. In 2007 an 18-hole golf course was built.

backgrounds

Interest rates in Spain fell significantly in the 1990s. Spain wanted to be a member of the euro zone from the start (on January 1, 1999, the euro was introduced as book money). For a few years the Spanish state exercised budgetary discipline and reduced its net new debt. Interest rates fell. This also reduced the interest rates for real estate loans (which in Spain, unlike e.g. in Germany, are flexible and e.g. linked to the Euribor ). Before the introduction of the euro as cash on January 1, 2002, many Spaniards wanted to get rid of their holdings of untaxed black money. Many wealthy people therefore bought real estate - sometimes with cash.

When a real estate bubble that had been growing for years burst in Spain in 2007/2008 , the speculative demand for apartments (purchases mainly driven by the hope of appreciation) ended abruptly. In 2008 an economic crisis began in Spain; a little later an almost worldwide economic crisis began after the bankruptcy of Lehman Brothers (USA). Soon the number of countries were in euro zone and a sovereign debt crisis obviously; interest rates on new government bonds rose sharply.

As a result of the economic crisis, unemployment (also among young people ) has risen sharply.
