The Channel Hamburg (own spelling: channel hamburg ) is an ongoing urban development project in the Hamburg district of Harburg . The project area encompasses a not precisely delimited area in the north of the district and includes large parts of the Harburg inland port , which has largely fallen out of traditional use since the 1970s.

In the area of ​​the channels, various projects for the reuse of the port area have been developed since 1992 with the focus on work, leisure and, since 2010, living. The development of the channel is supported by the IBA Hamburg , within the framework of which two specific projects are to be implemented (see section Individual projects )

Until 2005 the project was marketed as channel harburg .

Project area

The channel area is located directly north of Harburg city center and covers a total area of ​​around 100 hectares. After HafenCity (155 hectares), it is by far the largest contiguous urban development area in Hamburg, although the two projects in terms of their respective investment volumes, the tightness of the Planning and marketing process, the speed of development and the media and public attention are only partially comparable.

A significant barrier between the channel and the existing city center is the route of the Niederelbebahn and federal road 73 , which close off the area to the south.

organization

The central and therefore only steering body of the channel is the channel hamburg eV , which has been responsible for the development management and marketing of the location since it was founded in 2000. In addition, it serves to network the local companies with one another. This exclusively private organization differs considerably from that of HafenCity, whose development management is the responsibility of the municipal HafenCity Hamburg GmbH .

Business

The silo

One of the channel's early, prominent projects is the conversion of the former granary between Schellerdamm Street and the western station canal . The building was constructed between 1935 and 1936 for the Andreas Hansen company as a storage facility for oilseeds and is characterized by its distinctive typology of twelve concrete tubes arranged in a 4x4 quarry.

In the 1990s, the Aurelius project development company planned to convert the building into a student residence for the TU Hamburg . However, the realization failed due to the insolvency of the already committed investor. The usage concept was realigned to primarily office use and a new investor was identified. The realization by Aurelius took place from 2001 to 2003 according to drafts of the Hamburg office of Bassewitz Limbrock Partner , which had already developed the plans for the student residence.

For the conversion, the silo towers were largely preserved and increased by three full floors to a total of fifteen floors and a height of 43 m. The fourteen upper floors are occupied by offices, the ground floor is used by a restaurant and a kiosk. The original industrial use of the building is also reflected in the design of the interior, for example the massive filling funnels of the silo tubes were retained for the design of the catering business.

Fleethaus

The Fleethaus is based on a former granary from 1844 at the northern end of Schellerdamm. Due to the vertical structure of the facade, the seven-storey building gives the impression of being made up of several individual buildings. The building was completely gutted for the conversion, the listed brick facade was largely restored true to the original. As with the silo, the plans come from the office of Bassewitz Limbrock Partner ; the implementation took place between 2005 and 2008.

The lower floors offer around 300 parking spaces as well as a restaurant, the upper floors offer a total of 5000 m² of space for office use.

Channel x

A project that has been planned for a long time is the construction of a new eighteen-story office building with around 14,000 m² gross floor area west of the department store canal . With a height of around 75 meters, it would be the tallest building in the Harburg district alongside the Channel Tower of the same size .

The design comes from the Hamburg office brt and was created on behalf of HC Hagemann real estate . The project was presented to the public in December 2007, together with the announcement that it would be implemented on the condition that the necessary legal planning bases were created and the corresponding demand was met. No public information is available on the current state of development (May 2010).

Living

While the unrealized 1992-2010 projects due to planning law restrictions have focused on the implementation of commercial use, the development plan and dismissal from the management of the changes requested are Port Authority realized from 2010 first residential projects.

Residential development on Schlossinsel

The first residential project to be built in the north of Schlossinsel is 185 residential units in the upscale segment. The development consists of five structures, which are grouped around a common, green inner courtyard. The original development of the approximately 13,000 m² site consisted of the so-called Hansen-Speicher , a ten-storey storage building, and a flat warehouse. Both buildings will be cleared for the residential project, but the cubage of the Hansen storage facility will be taken into account for the new construction.

Construction work officially began on March 17, 2010 with the demolition of the Hansen reservoir and should be completed in early 2012. The investment volume is around 60 million euros, plus development costs of around 35 million euros to be borne by the city.

Residential development department store canal

Another residential project with 175 residential units is being implemented south of the Schlossinsel on the Kaufhauskanal . The project was supported by the IBA , which in 2009 carried out an international appraisal process to develop a master plan for the development. The jury honored the contribution made by the Copenhagen office BIG - Bjarke Ingels Group , which designed the Danish pavilion for the world exhibition in Shanghai .

The completion of the apartments was delayed after the archaeological remains of the former city of Harburg on the 11,500 m² site were uncovered by employees of the Hamburg Archaeological Museum, which is less than 1000 m away . The first construction phase with six houses and 61 residential units was completed at the end of 2015. When the second residential section will follow is still unclear.

Mixed uses

Harburg bridges

The project developer aurelis is planning a mixed-use area with commercial uses and apartment buildings with a total of around 89,000 m² gross floor area on the areas formerly used by Deutsche Bahn in the eastern area of ​​the area under the project name Harburger Brücken (formerly HafenCampus , Hafen-Campus ) . A corresponding development plan has been in place since 2000, but for a long time aurelis and the city of Hamburg could not agree on the fulfillment of the conditions to which aurelis had committed itself in the urban development contract with Hamburg. In March 2010, the parties reached an out-of-court agreement on the distribution of the disputed conditions for the area.

As the first investor, HPG Harburger Parkhausgesellschaft has acquired an 8,000 m² plot of land on Veritaskai Street and is planning a mixed-use development with office units and apartments.

Aurelis estimates the investment volume for the area at around 200 million euros.

A new public park, the Gebrüder-Cohen- Park, was inaugurated in the center of the castle island in December 2013 . The park is named after the brothers Albert and Louis Cohen, the founders of what would later become Phoenix AG . In the design and planning phase of the park called Star Park , established by the reminiscent of a five-beam star terrain dictated by the existing and planned development of the area. The IBA supported the project, among other things, by staging an international landscape planning competition in which a total of 17 offices and working groups took part. The design, which was awarded first place, comes from the Zurich office of Hager Landscape Architects and provides a play and sunbathing area as a central element, which is bordered by rows of alder and ash trees .
