The Neustädter Tor gallery is a shopping center that opened on October 20, 2005 in a central location on the Oswaldsgarten in Gießen . With around 18,000 m² of retail space, it is the second largest shopping center in Central Hesse after the Forum Wetzlar . Currently 65 retail stores and restaurants are spread over two levels.
development
The shopping center was built and initially operated by the Bad Hersfeld Rosco group of companies in 15 months . In 2006 it was sold to the US fund Pramerica Real Estate Investors based in Munich. in 2006 a bad mix of branches was found in the gallery. In 2007, almost a quarter (22.6%) of retail sales in downtown Giessen, which amounted to 360 million euros, came from the gallery. Since October 1st, 2009, Essen-based MFI Management für Immobilien AG has taken over the center management.
The property has long suffered from significant vacancies. In 2010, for example, two fashion stores, Mango and Vockeroth, left the center.
In 2010, the external design of the shopping center was criticized in the television program Architectural Sins in Hessen of the Hessischer Rundfunk, so the facade was classified as a “gigantic architectural sin” and a “total loss of urban planning”.
In 2012, the center management criticized “poorly tailored retail space”. In addition, the center manager diagnosed "a" suboptimal "branch mix". The shopping center was to be made more attractive in 2012 by redesigning the shops and a modern lighting concept and modern furniture.
The gallery has been operated by Prelios Immobilien Management since 2015 , after this task was initially in the hands of Mfi Management für Immobilien .
In 2018, the building was sold again: in July, the approval of the Cartel Office made it public that Pramerica had sold the mall to Highstreet PropCo Giessen , based in Luxembourg. This company belongs to Corestate Capital Holding, a Luxembourg listed investment company that "specializes in the acquisition and subsequent resale of retail properties in German medium-sized cities".
