The building at Grunewaldstraße 87 is a listed building in the Schöneberg district of Berlin ( Tempelhof-Schöneberg district ). The five-storey building was erected in 1887/88 for the master stonemason H. Richter, based on a design by the architect Nikolaus Becker . From November 2014, the apartment building in need of renovation hit the headlines due to the living conditions of the tenants.

Architecture and building history

The Grunewaldstraße 87 is a lushly decorated Gründerzeithaus with two bay windows and an ornate brick - Stuck - facade facing the street. The building erected in 1887/88 has two rear buildings, a garden house and a rear building .

The “Ferdinand Braune” paint and art supplies store was located on the ground floor on the street side from at least 1951 until around 2007. A car dealer has been operating in the courtyard since 1988.

Rental situation from 2014

The building has been owned by G 87 Grundbesitz GmbH in Schönefeld since 2012 .

In addition to the long-standing tenants, there have been numerous new accommodations since then, so that the number of residents increased to up to 200. The residents, who are predominantly of Romanian or Bulgarian origin, sometimes pay overpriced rents with sometimes very short-term contracts in decrepit apartments. The building was heavily contaminated and necessary work or repairs were only carried out at the end of the deadlines set by the building supervision.

Between November 2014 and May 2015 the number of police operations around the house was over 200. At the beginning of June 2015 there was neither water nor electricity in the house.

Encouraged by the BVV, the district administration agreed on a “unbundling” and at the end of June the apartments of 15 Roma families were cleared. In July 2015 it was announced that the house that u. a. is inhabited by four or five Romanian families and seven old tenants, is to be redeveloped, which prompted a residents' initiative, which argued that with a permit, those responsible for the damage would be right.

At a meeting of the residents' initiative with the capital owners of the building on March 5, 2016, the following were agreed upon

“(A) The owners acknowledge the damage suffered by the tenants as a result of the owner's criminal rental practices.

(b) the draft [of a “replacement package” submitted by the capital owner] has failed for business-related reasons and falls short of the verbal “package” offer. The representatives will submit a revised draft with a guarantee of acceptance of the rent difference and replacement apartment for general assessment;

(c) the tenants prefer to live “trial” in the replacement apartments to be offered individually. For this purpose, an implementation agreement is placed in front of the termination agreement or in its place.

(d) The plans for the renovation of the G87 are revised, in which the individual wishes of the tenants are queried and incorporated.

(e) Absolute priority has been given to making rented apartments habitable in accordance with current statutory minimum standards, as well as making demented apartments in the building habitable;

(f) the parties look forward to remaining in further partnership discourse under these conditions (a) - (e). The tenants assume that they will always be informed promptly about any changes in the ownership and decision-making relationships of G87-Grundbesitz GmbH. "

Thereupon the district office commissioned the AG Spas eV with the development of a social plan, which failed, however. In the meantime it was announced that the modernization plans proposed by the owners could not be approved under the now legally binding conditions of the Social Preservation Ordinance.
