The Gussek house, Franz Gussek GmbH & Co. KG is a German manufacturer of prefabricated houses headquartered in Lower Saxony Nordhorn . The medium-sized company has built around 16,500 prefabricated houses . Currently around 400 employees of the company produce around 520 houses ( 2015 ) in timber panel construction annually .

The products primarily include single-family houses, two-family houses and terraced houses in large panel construction with double-shell facade construction in facing stone or plaster design as well as with wooden or mixed facade. There is a separate cellar, window, staircase and roof element construction.

history

In 1951, Franz Gussek founded a conventional plastering and bricklaying company in Kassel. In 1952 the branch in Nordhorn became the company's headquarters. The founder's older sons, Johann and Bernd Gussek, joined the family business in the 1950s. At the beginning of the 1960s, they transferred the advantages of the timber frame construction method  , which was successful in the USA,  to the local conditions and thus created the basis for the start-up production of the first wall elements in dry halls and without disturbing weather influences.

In 1961, Gussek Haus built the first “Timber Frame model house ” in Nordhorn. The average construction time was eight to ten weeks, the cost was 50,500 D-Mark as an architect's design. In 1963 the company moved into its first production hall and a small administrative wing in Nordhorn on Rovenkampstrasse. Conventional house construction was discontinued due to the efficient timber frame production. From then on, the previous columns of masons covered the walls of the Gussek assembly houses with a weatherproof, massive facade, the beginning of the double-shell wall construction still used today.

The 50th Gussek house was built in Bad Bentheim in 1966. A house was built every 14 days. In 1970 Gussek Haus took over a former railcar hall of the Bentheimer Eisenbahn and converted it into a production facility. The capacity has been quadrupled to two houses per week. Among the 350 manufacturers of prefabricated houses in Germany, Gussek Haus was one of the 20 companies that manufactured more than 50 houses per year. A total of 120 people were employed.

The younger brother, Franz-Dieter Gussek, architect, joined the company in 1972. The 500th Gussek house was handed over turnkey in 1975. In 1976 the company moved to a 5.4 hectare site on Euregiostraße in the new commercial and industrial park. Production halls and an administration wing were created. In 1981 Gussek Haus employed 250 people. FD Gussek became one of three managing directors in 1982.

The company met the crisis in the German construction industry in 1987 by producing extension houses for the company allkauf-Haus. A subsidiary for cellar construction was founded in 1990. Bernd Gussek resigned as managing director in 1992. In 1993 Gussek Haus opened a branch for the production of prefabricated houses in Elsnigk near Dessau. Gussek Fensterbau manufactured quality wooden windows in Elsnigk in 1995 by means of CNC-controlled production for their own use as well as for the special segment “listed renovations”.

In 1996 Gussek Haus built the "Seestraße" model as a model house in the Mannheim Model House Center. In 1998 Gussek founded the sister company "Pro Haus" in Mönchengladbach for the area of ​​co-build houses. CNC-controlled production for solid wood stairs was started in Nordhorn. In the same year Johann Gussek retired. His son Dr. Frank Gussek became managing director.

In 1999, the "object construction" production area was expanded, with the production of roof elements for personal use as well as the sale of roof elements to property developers and housing companies being expanded as a further division. On the occasion of the company's 50th anniversary, Gussek Haus built another model house (Kantstrasse) from the classic model range at the Nordhorn plant. In 2002, the model house "Eichenhofer Weg" was opened in the prefabricated house exhibition in Wuppertal-Oberbarmen . In the prefabricated house exhibition Bad Vilbel, the Gussek model house "Ritterstrasse" was converted.

The entrepreneur was awarded the German Prefabricated House Prize in 2005 for the "Futura" model series. Three new model houses were built and handed over in Kamen, Mülheim-Kärlich and Langenhagen. The Pro-Haus administration moved to the Nordhorn location. For the company's 55th anniversary, the “Fifty5” special model series began in 2006. The Gussek model house in Fellbach is being extensively converted. In 2007 the HausManufaktur was opened in Nordhorn. In the combined open-air / indoor exhibition, Gussek presented the range of house construction. In this context, a new model house was built at the factory (Aida model). Further model houses were built in Pulheim near Cologne and in Falkensee near Berlin.

In connection with the new “Boulevard” model series, Gussek Haus sold heating systems from heat pumps to solar components in 2008. Franz-Dieter Gussek retired from active management in 2009 and is still available for advice and in the area of ​​"project management". He was awarded the Strebel Prize for “his extraordinary commitment and his commitment to prefabricated construction”. He stayed with the company as a partner. Frank Gussek became the sole managing director of Gussek Haus, Franz Gussek GmbH & Co. KG.

Gussek Haus opened a branch in France in 2010. In 2011 the company celebrated its 60th anniversary. A year later, further model houses were opened in the Mannheim model house center and in the “FertighausWelt” in Frechen near Cologne. In 2013, the company passed the 15,000-house mark. In the new "Prefabricated House World" in Wuppertal, another, energy-self-sufficient model house was opened in autumn of that year ("GUSSEK plus energy house").

In 2014, the offer will be expanded to include a financing service. The subsidiary Gussek-finanzservice GmbH, based near Berlin, offers bank-independent and tailor-made financing concepts for property acquisition, house construction and purchase as well as debt rescheduling and follow-up financing. At the beginning of 2015, Gussek Haus opened a new model house in the prefabricated house exhibition in Fellbach. In 2016 the company celebrates its 65th anniversary.

At the beginning of 2018 the model house Alona opened its doors in the “FertighausWelt” Günzburg. In the same year, the efficiency house was awarded the "FamilyHome House of the Year 2018", silver award in the efficiency houses category.

With effect from March 18, 2019, the company was merged with its sister company ProHaus GmbH & Co. KG under corporate law. Since then, two self-sufficient brands have been presented under the joint umbrella of Gussek-Haus Franz Gussek GmbH & Co. KG. The ProHaus brand offers prefabricated houses especially for builders with an affinity for co-construction, which enable them to perform defined partial services themselves or to commission them externally in order to noticeably relieve their house building budget. The GUSSEK-HAUS brand, on the other hand, begins where the expansion of ProHaus houses ends and looks for its clientele among those interested in building who expect an all-round service and can move into the turnkey domicile on the agreed date.

Energy Technology

Well over half of all Gussek houses are now supplied with heating energy via a heat pump. Various heat pump systems (geothermal energy, air / water, exhaust air, integral devices) as well as supporting solar and photovoltaic systems are available for this. The double-shell Gussek-Hybrid-Außenwand ® already achieves a U-value of 0.133 W / m² (“unit of heat-transfer” / thermal insulation value) in the "plaster" version , which makes it suitable for the construction of a certified passive house .

Depending on the equipment variant and expansion stage, Gussek houses meet the energy saving and funding guidelines for a KfW Efficiency House 55, KfW Efficiency House 40 or KfW Efficiency House 40plus.
