Under the name Port Praski , one of the largest Warsaw real estate projects has been implemented since 2012 in the Warsaw district of Praga-Północ on the area of ​​the former port in Praga (Polish: Port Praski) and on adjacent properties. The approximately 38 hectare new building area is to be the location of an office district, two residential and commercial quarters and a knowledge park .

history

In 1980 the port was stopped. In the 1990s, the Elekrim Holding received the fallow port area in return for financing the construction of the nearby Warsaw Świętokrzyski Bridge . In 2003, the Polish billionaire Zygmunt Solorz-Żak became a 30% shareholder in Elektrim through the acquisition of corresponding blocks of shares from BRE-Bank and Multico . In the following years, Solorz was able to increase its stake in Elektrim, which has been in insolvency proceedings since 2007 , to almost 80% (2018). These shares are held by Bithell Holdings Limited , registered in Cyprus . In January 2008, Elektrim's share trading on the Warsaw Stock Exchange was suspended. The development company Port Praski , in which Elektrim has a stake, was founded to develop the former port facility .

In 2011, the architecture firm JEMS Architekci designed a master plan for the development of Port Praski . The APA Wojciechowski studio was involved in the detailed drafts. Hamburg's HafenCity served as a model . Based on this planning, a few seven to eight-story residential buildings were built outside of the actual port from 2012 in the first construction phase. In 2012, such apartment blocks were built on Ulica Krowia , in 2014 on the corner of Ulica Okrzei and Ulica Sierakowskiego and later on Ulica Okrzei opposite the Kościuszko Monument.

In 2016, the building permit for the development of the port area was granted. In 2017, construction work began on a lock, which will initially have to be built and which will not only regulate the water level in the harbor basin in the future, but will also take over safety functions when the Vistula floods .

Construction planning

The Port Praski complex will comprise four areas: two residential areas (in the north of the port and on the quays ), an office center in the south and a knowledge and media park near the Vistula. 190,000 square meters of office space, 90,000 square meters of commercial use (including a hotel and several restaurants) and 160,000 square meters of living space are to be created. The high-rise buildings to be built in the office complex should reach a roof height of up to 160 meters. The development should be Template: future / in 2 yearscompleted by 2022 . The area is surrounded by Wybrzeże Szczecińskie , Ulica Zamoyskiego and Ulica Sokola streets . The office center is connected to metro station C14 (stadium).
