View from the pedestrian zone in Gehrden towards the market square and the church tower

The residential and commercial building with ancillary building is at the southern end of Steinweg Street . The street, together with a section of the Kirchstraße branching off at the northern edge of the property and the Am Markt street to the south of the building , forms the pedestrian zone in the historic center of Gehrden, which has existed since 1975 . The Margarethenkirche is a few meters to the east .

description

The property is built on with a two-storey half-timbered house which is protected as a historical monument and which is connected to a single-storey plastered extension facing Steinweg . The building was in 1905 as a business house Homann to view maps motif . It later used a boutique . The house, which has been vacant for several years, is dilapidated .

As a free-standing solitary structure in front of the church, on the market square and in the lines of sight of two streets, the building shapes the cityscape .

Future use

Since investments in building maintenance would not be worthwhile, a demolition permit was issued in 2012 by the Lower Monument Protection Authority of the Hanover region. It is planned to enlarge the property by purchasing urban land from 300 to over 500 m 2 and to develop a multi-storey residential and commercial building. For this, permits are required from the parish as a neighbor directly adjacent to the new building, as well as from the city of Gehrden, whose redevelopment area in the city center is affected.

The permits from the building authority, council and administration of the city of Gehrden were available in 2016. The approval of the church council is pending. According to the decision of April 2016, he does not agree to the planned new building. In addition to the height and the orientation of the rear of the building towards the church, it is criticized that even after the plans, which have been revised several times, the new building should be moved one and a half meters further towards the market square in front of the main entrance of the church. The building at Am Markt 7 , which was demolished in 1970, was adjacent in this direction , which is why proponents of construction consider the argument that lines of sight are blocked to be invalid.

Business people and property owners in the area advocated a quick and cost-saving start to the construction project, coordinated with the sewer renovation carried out on the market square for 2017 . In a private survey conducted in 2014, however, a large majority of citizens were against a new building. In October 2017 there were again protests and a collection of signatures with the aim of not building the area again but using it to expand the marketplace. In January 2018, a round table on the topic met for the first time in Gehrden's town hall.
