Town & Country Haus is the franchise concept of Town & Country Haus licenser GmbH , or Town & Country , (English for town and country) , or T&C for short , a Thuringian solid house provider and franchisor based in Hörselberg-Hainich , district of Behringen .

Franchise concept and history

The company was founded in 1997 by Gabriele and Jürgen Dawo to offer solid houses on rental-like terms. The concept was to avoid high prices through standardized construction and therefore largely dispensed with individual architectural planning. In addition, interested parties should be relieved of fears, for example when it comes to financing, through services such as an independent financing service, support in finding a property and a home construction cover letter. The company grows against declining market trends. In 2017, the company and franchisee together had a system turnover for incoming orders of 844.29 million euros and a system turnover for built houses of 512.92 million euros. The company itself attributes its success to its house building services. The Town & Country House community has been Germany's most-built brand house since 2009.

In 2008 a collaboration with the prefabricated house company WeberHaus began . This year T&C had more than 280 franchise partners. Since 2009 there have been over 300 franchise partners. The T&C group of central companies and franchisees says it has a total of 1000 employees.

The company has two models for franchisees. Project managers (franchise house construction) become contractual partners of end customers and are responsible for the sale and construction of houses. Franchise partners in house sales (franchise house sales) only operate sales, regional advertising and a property exchange. Town & Country Haus offers its franchisees training and further education offers and a marketing concept for the regional market and operates a quality management system. Town & Country Haus franchise partners receive an assigned area, i.e. area protection .

Franchise home sales

According to the company, 500 euros must be paid for the sale of a house in order to gain access to training courses, databases and the exchange of experiences. There is a 6 month trial period. A monthly fee of 50 euros for the software used must be paid. Another 5000 euros have to be paid if you want to recruit and train other salespeople.

Together with the IHK , the company has created, among other things, the training courses for house sellers IHK and project manager housing , which are compulsory for franchise partners.

Franchise house construction

According to the company, the entrance fee is € 10,000. In return, there is access to know-how, training, advice on marketing and corporate management. Until the tenth house is built, a further € 10,000 must be paid to the Town & Country Foundation. A monthly advertising fee of € 350 is payable. In return, the franchise partner benefits from various advertising measures to maintain the brand, such as radio spots, competitions and much more, and receives support from the Town & Country headquarters with its own marketing measures.

T&C receives a license fee of € 3,500 for every house construction, which, according to T&C, leaves the franchisee an industry-above-average contribution margin. The exact chances of winning are not published, but can be found out in a trial seminar. In 2011, T&C announced sales of over two million euros for the first full business year .

Business model

T&C offers simple, pre-planned houses in the inexpensive segment, combined with various security promises and inclusive services. By standardizing and efficiently designing the construction processes, T&C can offer a low price. Building elements such as stairs or doors and building materials such as aerated concrete blocks are purchased in a few variants in large quantities from brand manufacturers. In addition, the prefabricated houses are handed over turnkey, but without interior painting, wallpaper and flooring, because these three components often cause expensive complaints. While other prefabricated house providers are increasingly offering more individual and therefore more expensive houses, Town & Country generally only allows few individual special requests. In its marketing, T&C attaches great importance to conveying security, which is achieved through the issuing of various guarantees, e.g. B. Fixed price guarantee, money-back guarantee, construction time guarantee or construction completion guarantee is underlined.

With the franchise model, the houses are built turnkey by different, independent companies as property developers or general contractors , who in turn work with subcontractors. Accordingly, there are different experiences in the execution and construction supervision. TÜV-tested building and assembly regulations as well as a central quality management of Town & Country Haus licenser GmbH ensure uniform quality standards. Unhappy customers can contact a central customer service if they have problems with the regional Town & Country partner.

Using the online survey “bau-o-meter”, which T&C has regularly compiled and evaluated by the market research institute “aproxima Gesellschaft für Markt- und Sozialforschung” in Weimar, T&C determines current wishes of potential builders and tries to react to trends at an early stage .

Companies

The managing directors are Gabriele Dawo and Dr. Gerrit Michelfelder. The parent company is the Town & Country Haus licenser GmbH based in Hörselberg-Hainich. The company employed around 70 people in the franchise headquarters (as of 2018).

Subsidiaries are Town & Country Franchise International GmbH (Hörselberg-Hainich) and Town & Country Customer Service GmbH Erfurt. The pilot operation is the KULSA Immobilien-Beratungs-GmbH.

Urban aspect

The solid houses that were built are described by architects as problematic in terms of both urban planning and architecture, given the uniform design, which takes little account of regional building culture. The “Deutsche Architektenblatt” presented the best-selling model as a “house without properties”. Some experts assume that there will be weak demand for the resale of Town & Country houses and thus negative long-term value development. Town & Country House is also occasionally criticized for promoting urban sprawl with its marketing strategy .

On the other hand, classic single and multi-family houses from the large house providers in Germany are generally similar. In addition, each solid house from Town & Country Haus offers various individual design options, e.g. B. the choice of facade and roof color as well as different roof shapes and much more. Architectural experiments must be dispensed with in order to ensure that building a house remains affordable for normal wage earners at rental-like conditions.

Sponsorship and Foundation

In 2011 the company supported the “We are forest” campaign by Europarc , the umbrella organization of the “National Natural Landscapes”. It enabled tree planting campaigns in 9 federal states. Since 2011, 200 euros of the purchase price of each energy-saving house from Town & Country have been used for sustainability and environmental projects.

A Town & Country Foundation established on June 16, 2009 claims to have assets of more than two million euros on June 30, 2011. The franchisees contribute to the financing of the foundation. The foundation aims to help builders in need through no fault of their own and support disadvantaged children.

In the European Handball Championship 2020 in Austria, Sweden and Norway, the company operates through a sponsorship.
