The Triton-Haus is an office building complex at Bockenheimer Landstrasse 42 and 44 in Frankfurt am Main .

Post-war buildings

There was a park on the site of today's Triton House until 1952. In May 1952, a seven-story office building for the old Leipzig life insurance company and a four-story administration building for Frankfurter Aufbau AG / Federal Agency for Goods Movement were completed. The unadorned functional buildings in post-war style were used for over 30 years.

New Triton House

In January 1985, the 1950s buildings were demolished and the Triton House was built from 1985 to 1987. This was preceded by a bitter local political dispute. In March 1973, the British real estate company Samuel Properties acquired the building from Alte Allianz Versicherung for 55 million DM. However, the planned high-rise construction was prevented by the current development plan , which had a floor area number (GFZ) of 2.4 that was too low . Samuel Properties sued the city for 35 million in damages because the previous development plan had a GFZ of 5.0. In the course of the house-to-house war in Frankfurt , the city changed its urban development strategy. In 1979 Samuel Properties sold the building to the Dutch pension fund PGGM. This continued the lawsuit and aimed at a high-rise building with 20 floors.

Fearing losing the trial, the Frankfurt magistrate approved a height of 14 floors in September 1983. This decision led to a fierce political debate, the climax of which was the withdrawal of the SPD from the plenary session of the city council in December 1983. In the end, the city and the investor agreed on 10 floors, which were, however, supplemented by a GFZ that was increased to 2.95 and thus a larger usable area.

The 10-storey office building combined blue mirrored glass facades with red sandstone. With an office area of ​​approx. 23,000 m² (gross floor area: approx. 45,300 m²) and approx. 446 parking spaces on 3 basement levels, the office space has been massively expanded compared to the previous buildings. Architects were a joint venture with Nägele Hoffmann Tiedemann, Frankfurt.

The main building formed a semicircle that opens to Odina-Bott-Platz. The rear part of the building is formed by three wings. One of the two outer wings is parallel to Bockenheimer Landstrasse, the other to Staufenstrasse. In between, the third, smaller wing uses the rear space.

Most recently the main tenant was Deutsche Bank .

Revitalization

The building is currently empty. The owner is planning a revitalization with which the facades are to be redesigned and the building is to be brought up to date in terms of energy.

According to the real estate newspaper of August 16, 2010, the Dutch project developer OVG sold the building together with the revitalization planning on behalf of the IVG Institutional Fund to Allianz Real Estate Germany in August 2010. The approximately 29,000 m² building is rented in full to Allianz Global Investors . Lang & Cie. takes over the project development. Allianz Global Investors (AllianzGI) will move into the Triton in 2013. With the renovation of the ten-story Triton, Allianz has entrusted the Frankfurt project developer Lang & Cie. who is also responsible for the new building of the German stock exchange in Eschborn. The revitalization of the Triton building in the 80s is very complex. According to the project planning developed by OVG, for example, the ratio of gross floor area to rental area is to be improved from 73% to 83%. In the future, open-plan offices should be just as possible in the building as individual offices. In addition, the alliance wants to take up the OVG's idea of ​​turning the building into a green building. Certification according to the DGNB Gold seal of approval is planned. Among other things, a combined heat and power plant and a green roof should contribute to this.

In front of the building there is a memorial to Friedrich Hölderlin . The bronze monument by Hans Mettel in Frankfurt's Westend, Bockenheimer Landstrasse 42 / corner of Freiherr-vom-Stein-Strasse, was inaugurated on August 31, 1957. The memorial consists of the larger than life figure of a young man and a memorial stone on which "Hyperion's Song of Destiny" is carved. From 1796 to 1798, Hölderlin lived as a private tutor for the Gontard banking family in Bockenheimer Landstrasse 42.
