E3 (stands for Esmarchstraße 3 ) is a building in the Berlin district of Prenzlauer Berg ( Pankow district ), which, with a height of 25 meters and 7 floors , falls into building class 5. Together with the eight-story wooden house H8 in Bad Aibling, it is one of the two tallest wooden houses in Germany and also one of the largest wooden buildings in the world.

construction

The house was built using the timber frame construction based on the bird's nest in Freiburg im Breisgau . The walls are made of solid wood wall panels, clad inside with gypsum fiber board and outside with mineral wool . The ceilings are made of wood-concrete composite with support on a flat beam. The stairwell is free-standing and connected to the house by bridges.

Fire protection

Due to the new dimension with seven floors in wood, a special structural fire protection had to be fulfilled:

very short escape routes
external staircase with walkways in reinforced concrete
high fire resistance of the construction (R90) and corresponding dimensioning of the load-bearing components and cladding (encapsulation K60) of the walls
Anti-inflammatory painting of apartment ceilings
Smoke alarm in every apartment

energy

The building should have a comparatively good ecological balance, the annual energy consumption of E3 should be around 40 kWh per square meter of usable area ( KfW40 - energy standard ).

Financing and project planning

Construction of the house is by a company established in April 2006 Bauherrengemeinschaft , performed a marriage of convenience by private builders. The purchase price will be 1,850.00 € / m². The building application was submitted in December 2006, construction began in June 2007 and the planned move-in date was March 2008. The house was completed on March 7, 2008.
