architecture

The building is on the north side of Franziskanerstraße, diagonally across from the former garden of the Franciscan monastery.

It is a three-storey, eaves-standing , plastered building under a steep, slate- covered mansard roof . Flat, stepped plinth, the facade is smoothly plastered and is framed on the outer edges by flat, double-stepped pilaster strips , which merge under the eaves into capitals - in the right axis of the house with a final frieze .

The house entrance framed by pilaster strips with a heavy architrave leads into the house axis framed by pilaster strips, which accommodates the staircase windows that are offset in height . The left axis of the house shows large window openings, the parapets of which - as in the right axis of the house - are slightly set back and emphasized by the mirrors framed by plaster strips . The middle axis of the house has a window on the ground floor framed by vertical plaster strips. On the first and second floors, a three-sided bay window with narrow, rectangular windows protrudes under a multi-part cornice . The mansard floor is emphasized by two windows. Above that, in the broken gable, is a three-part attic window framed by pilaster strips under a strongly accentuated architrave and a narrow protruding roof.

Lateral fire gables frame the roof area, which is additionally illuminated in the attic area through a dormer with three horizontal windows . The garden side of the main house is smoothly plastered. A three-storey extension, which is clad with fiber cement panels, is connected via a constriction . On the two upper floors, balconies are presented to the extension gable . The mansard storey of the front building is illuminated by dormers. The interior is convincing - more than the simple external appearance - with marble coverings in the entrance area on the ground floor, a complete wooden staircase with baluster and continuous railing, wooden veneer, the historic apartment entrance doors and interior doors. The original floor plans have been preserved.

The residential building was built in the early 20th century in the urban expansion area between the old town and the colorful garden . Construction files from the time of construction are no longer available due to losses caused by the war.

The house has been largely preserved. The windows were modernly renewed, disregarding the historical formats, divisions and opening types.

In a group of similar residential buildings, the building documents the urban expansion in the northern urban expansion area between Viersener Strasse and the colorful garden at the beginning of the 20th century. The object is important for human history and for cities and settlements. There is a public interest in its preservation and use for scientific, in particular architectural-historical and urban planning reasons.
