The GWG Urban housing company Munich mbH is a Housing Association of the City of Munich . GWG München manages more than 29,000 rental apartments and around 650 commercial units. In addition, the GWG München manages almost 800 condominiums.

history

Initial phase

In the autumn of 1916 the Bavarian Ministry of the Interior recognized that at the end of the war there would be a major housing shortage in Bavaria. Around 6,000 apartments were missing in Munich. That is why the GWG was founded in 1918 in the meeting room of the New Town Hall . 57 shareholders were involved in founding the company with a share capital of 847,000 marks. Initially, the GWG was supposed to be more of a consultant than a construction company. The emerging cooperatives , inflation and the currency reform of 1923 (with the associated loss of share capital) led to the temporary cessation of business operations in the mid-twenties.

New beginning in 1935

In 1935 the GWG was "revived". In addition to construction supervision and advice, the company's tasks now also included the construction of affordable apartments. These apartments should mainly be rented to large families. Construction of the cockchafer settlement in the Berg am Laim district began as early as 1936 . By 1942, the GWG had completed a total of 2,501 apartments. After that, construction had to be stopped because of the Second World War .

After 1945

Immediately after the end of the war, the activities of the GWG were limited to repairing war damage. After the currency reform in 1948, she started building new buildings again. First, existing GWG settlements (Berg am Laim, Milbertshofen and Harthof ) were expanded and construction work interrupted by the war continued. In the early 1950s, two new residential complexes were built in Ramersdorf and Sendling . In 1965 the ten thousandth apartment was completed.

In 1973, the state capital of Munich transferred the municipal property ownership (almost 7,000 apartments) to the GWG. These were first leased and then became the property of GWG in 1976. In total, the GWG owned around 19,000 rental apartments.

The sometimes very poor building fabric and the outdated apartment floor plans and furnishings were problematic . Despite the lack of housing in Munich, many tenants did without the small and poorly equipped apartments. This led to high vacancies and loss of rent. Therefore, in 1978 the GWG decided on an overall concept for the sustainable improvement of rental property ownership . Around 4,600 apartments were classified as in need of renovation and around 6,100 as in need of modernization. The renovation and modernization activities and the new building are still an important area of ​​responsibility of the GWG Munich.

In 2007, the GWG München acquired a 94 percent share in MGS Münchener Gesellschaft für Stadternörderung mbH. At that time, MGS was managing 32 of its own rental apartments, 1,217 rental apartments as trust assets for the state capital of Munich and 218 rental apartments for third parties.

At the beginning of 2011, the GWG München renamed itself GWG Städtische Wohnungsgesellschaft München mbH.
