Apartment building as a high-rise in Stuttgart-Asemwald

Multi- storey apartment building is the construction (both in the sense of "build" and in the sense of " building ") of apartments in multi-storey construction. On the one hand it is a special form of multi-storey building , on the other hand it is residential construction .

Multi-storey apartment buildings are residential buildings with several self-contained residential units on more than one floor , which are accessed by at least one staircase .

In contrast to this is the single-family house . The term says nothing about the ownership structure of the apartments. It can be both condominiums and rental apartments . Neither does it say anything about the urban integration: it can be a free-standing building as well as a building block built using a closed construction method . Only the use of the building for residential purposes and its more than one-storey residential area is thus clearly described. As a result, both a two-storey row building and a four-storey perimeter block development or a point high-rise must be referred to as a multi- storey apartment building.

The term is mainly used in architecture and urban planning . Colloquially, the term block of flats or simply the block in which one lives is also used. Detached apartment buildings have recently been sometimes referred to as town villas .

The main advantage of the multi-storey apartment building compared to the single house development is the compact construction, which enables a higher utilization of the land in a community. This applies in particular to the mixed and core areas of the inner city locations specified in the building use ordinance , in which the closed construction method with apartment buildings is an urban planning requirement anyway. Furthermore, the production costs as well as the operating costs per residential unit are usually lower than with other building types that require more space. Since the construction of multi-storey apartments requires legal planning instruments, more and better infrastructure facilities can usually be reached within walking distance.
