Intraco I

Intraco I is a skyscraper in Warsaw . The building, which was erected on the outskirts of the inner city district in the 1970s , was the first of a few Warsaw office skyscrapers that were built in the capital before the fall of the Wall in Poland . A little later, a second office building was built in the city center, Intraco II (now called Oxford Tower ).

history

The Swedish architecture and construction company BPA Byggproduction AB built the skyscraper between 1973 and 1975. The investor was the Polish Intraco SA , which is the owner of the property to this day. The building was Warsaw's second modern skyscraper - at the beginning of the 1970s, the former Hotel Forum was built in a very similar form. In Intraco I , at that time the most modern office building in Warsaw, many representatives of foreign companies moved into their offices. The property was officially named the high-rise building of the foreign trade headquarters (also: administration building for foreign technology and trading companies ).

The tower, elegant in its simplicity, is located in the north of the city at ulica Stawki 2 . He belongs to the Żoliborz district that begins here . The northern foothills of the historic new town and the citadel are nearby. The Polonia Warsaw Stadium is around 300 meters away and the Gdańsk Railway Station is around 500 meters away. Between 2006 and 2008, another high-rise, the 94-meter-high North Gate, was built on the opposite side of the Bonifraterska Street . Meanwhile, there is also a metro station in the vicinity. In front of the entrance to the high-rise there is a memorial to the Umschlagplatz on a traffic island . The roof height of Intraco I is 107 meters. With the antenna, the skyscraper reaches a height of 138 meters, which is spread over 39 floors. The usable area is 31,500 square meters and there are 200 parking spaces in an underground car park.

After the turn

In 1999 the curtain wall was completely renovated . The originally mounted 483,000 blue-green ceramic plates were faded and increasingly damaged. They and the outdated windows have been replaced with a green glass facade. The building also received eight new elevators. An additional (39th) floor was added to the top floor; a restaurant is located here today. This floor can only be reached by stairs from the 38th floor; it was not possible to increase the elevator system. During the renovation and renovation work, there was a minor fire: In 1975, the polystyrene foams installed caught fire. In 2003 the entrance lobby was also renovated. It received a new design as well as a water feature. In 2005 a scene from the film “Ja wam pokażę!” (Katarzyna Grochola) was shot in the building.

At the beginning of 2010, the owner of Intraco SA , the Polish Ministry of the Treasury , put the company out to tender for privatization. Negotiations began with several potential buyers: JW Construction , Bergold Holding , Dantex , Griffin Topco and a consortium made up of Wogorbi Finance and Radius Projekt . JW Construction performed a due diligence and was traded as a likely buyer. At the end of 2010, however, the company withdrew from the purchase intentions. Since no agreement could be reached with the other interested buyers either, the Ministry of the Treasury brought Intraco SA into PHN Polski Holding Nieruchomości SA, which was founded on March 25, 2011 . The turnover of Intraco SA , which in addition to Intraco I also includes a further, smaller office complex, amounted to 25.2 million zloty in 2009 (with a profit of 4 million zloty). In 2008 the property was valued at 400 million zloty, in 2010 only 200 million.
