The Broken House Kleinrohleder (2009)

Kleinrohleder (House Address: Untenrohleder 2 ) was a former until 2004, listed residential building in Wuppertal residential district Seven Eick .

history

The two-storey building, built in half-timbered construction in 1686 , belonged to the lower raw leather court , which was part of the Oberste Siebeneick family . Located opposite the Rohleder farm (street address: Unterrohleder 1 ), the house had a square floor plan of around ten by ten meters. Above the entrance door on the gable side there was an inscription that testified the date of construction:

"Christian life to die blessedly
is the best that we inherit
Peter Rohleder Elisabeth Ehelevt
Anno 1686 the 11 Avcvstvs"

In the 1990s, Kleinrohleder, along with its neighboring house, Unterrohleder 3 (Klein Frickenhaus ), was one of the oldest surviving houses in the Wuppertal area. Therefore, it was on 19 November 1994 after the rare proven regional house type listed building .

Due to its small external dimensions, the Lower Monument Authority of the City of Wuppertal gave the owner the prospect of building an extension in order to increase the residential value and thus improve the cost-effectiveness of the building. The house should be renovated at the same time. The application for the extension had been submitted to the district government's higher building supervision authority for approval.

The owner and his architect began their construction work in October 2004 without prior detailed consultation with the responsible authorities and the positive decision of the Upper Building Inspectorate in Düsseldorf ; previously they had only received permission to take measures to secure and stabilize the building, which is threatened with decay . In the meantime, the authorities granted permission for the renovation in accordance with the building specification submitted, according to which the aim of the renovation was to preserve the building in its current, original form.

The owner and architect removed the partition and left only parts of the historic beam skeleton. After the craftsmen removed the rafters from the roof, one of the outer walls collapsed. The timber is stored and could be used again depending on the state of preservation. Supported by a tubular steel frame, a few compartments have been preserved on the gable front and three old windows on the right. After becoming aware of the state of the building, on November 2, 2004 the house was officially removed from the Wuppertal's list of monuments, as the requirements for entry were no longer met. She judges that the measures implemented have now led to the almost complete loss of the historical building fabric.

The owner confirmed to the local press that he is willing to restore the condition of the building, which is possible according to his architect, who presented the situation at a meeting of the district council. Reconstruction would, however, be tantamount to a new building and the construction of a new house at this point, in a landscape conservation area , is generally not permitted. The final demolition is also not permitted ex officio (since the rest of the building is still of historical value), since then only the skeleton of the structure has been preserved. The owner was due to the destruction of the cultural monument , a fine imposed in the amount of 12,500 euros. In an objection procedure before the Wuppertal District Court in January 2006, the fine was reduced to 5000 euros. The architect had recently recognized his own fine.

The house's beam skeleton was demolished in the summer of 2010. At the place where the house stood, lawn was sown and a tree was planted.
