The Lingner Altstadtgarten Dresden is a planned residential complex with commercial space on the former Robotron site in downtown Dresden .

Robotron site from 1968

The SED district leadership decided in 1968 to build a new building complex for the development and manufacture of computer technology in the center of Dresden on Leningrader Strasse opposite the New Town Hall. The building complex built by VEB Housing and Society Building from 1969 to 1972 consisted of an L-building (combine management, today motel), Atrium I (ZFT) and Atrium II (Robotron measurement electronics and company polyclinic), a social building (company restaurant) and the data center (later carpet shop).

Transfer to the trust in 1990

The Modrow government issued an ordinance on March 1, 1990, according to which state-owned combines and state- owned enterprises (VEB) were to be converted into limited liability companies (GmbH) or stock corporations (AG) with the trust establishment as a partner. On the basis of this ordinance, the Treuhand commissioned the formation of the supervisory board for VEB Kombinat Robotron with effect from June 30, 1990, Prof. Dr. Gerhard Merkel , then director of the Institute for Computer Science and Computing Technology of the Academy of Sciences of the GDR and member of the Research Council of the GDR .

On July 1, 1990, from the entered March 18, 1990 elected last Volkskammer decided Trust Law of 17 June 1990 force. Thus the assignment of Prof. Dr. Gerhard Merkel after just one day. The Treuhand now had the task of "securing the efficiency and competitiveness of the companies" as quickly as possible (Section 8 Treuhandgesetz) or, if that was not possible, to shut them down. Under these circumstances, VEB Kombinat Robotron and its operations ex officio ended their legal capacity immediately before German reunification on October 3, 1990 .

Shortly after the bankruptcy there were plans to demolish the area and build a residential complex. These plans were rejected again.

Acquisition by Moll Bau GmbH in 1992

In 1991 the Treuhand Liegenschaftsgesellschaft mbH (TLG), today's TLG Immobilien , was founded as a subsidiary of the Treuhandanstalt . This was in charge of the administration, exploitation and development of the real estate portfolio in the new federal states owned by the Treuhandanstalt. The Robotron site, which is part of the “essential development area” of the southern Pirnaische Vorstadt, was “clearly defined as an expansion area for Dresden's inner city”. TLG sold it in 1992 to Moll Bau Dresden GmbH, which was founded in 1990 . With this GmbH, the capacities of today's Georg Moll Tief- + Straßenbau GmbH + Co KG, founded in 1932 and based in Gruibingen , Württemberg , were to be expanded in eastern Germany. The hopes associated with the rebuilding of the East for a rapid convergence of economic conditions did not materialize as expected in 1992. The real estate sector in particular was very disappointing compared to the initially too optimistic market assessments. The planning concepts based on the urban development ideas competition “Östlicher Altstadtring / Pirnaische Vorstadt” from 1994 to 1998 could not be implemented due to the initially negative demographic development , combined with the continued considerable potential for space in the city center.

As a result, the buildings were worn out without maintaining their value and today's Georg Moll Tief- + Strassenbau GmbH + Co. KG was founded in 1999 with the sole shareholder Rolf Gehrer, who was appointed managing director in 1993. After the new company in Gruibingen acquired new premises, whereupon a new administration building and a new building maintenance department were built , Moll Bau Dresden GmbH , located in Dresden-Alttorna , had to be deregistered on August 13, 2009 .

Workshop procedure 2009

In 2008, the city began the urban development workshop process "Redesign of the southern Pirnaische Vorstadt / Robotron site", for which selected architects submitted designs for the redesign of the area from the stadium up to and including the Robotron complex. With Werner Moll's bankruptcy on August 13, 2009, all plans for the Robotron site were on hold. Only the rental contracts continued, at this point in time with a youth hotel and a school for the disabled.

Real estate project Lingner Altstadtgarten Dresden GmbH 2014

After Werner Moll went bankrupt in 2009, the Robotron site was continued to be managed by Lingner Stadt Immobilienmanagement GmbH and the property was advertised for sale.

In October 2014, after a long and intensive search , the Dresden real estate dealer Wulff Aengevelt from Aengevelt Immobilien was able to find a suitable buyer for large parts of the property with IMMOVATION AG in Kassel.

In view of the low interest rate policy, the aim of all activities of IMMOVATION AG is to "optimize returns for investors" while "reducing possible investment risks". It thinks and acts "with a professional due diligence ... always in the interests of" its investors.

For the purchase of the Robotron site, in addition to Immokles AG (founded with articles of association of October 30, 2014 and entered in the commercial register on November 24, 2014), Immobilien-Projekt Lingner Altstadtgarten Dresden GmbH (founded with a partnership agreement on October 30, 2014 entered in the commercial register on December 4, 2014). The three board members of the AG were also the three managing directors of the GmbH.

The project on the 98,700 square meter area was named Lingner Altstadtgarten Dresden . Board member and managing director Lars Bergmann was convinced of the success: "Dresden is one of the cities in Germany whose population will continue to grow and which still have great development potential." Lohnbach Investment Partners GmbH from Frankfurt am Main advised Werner Moll on the sale. The parties have agreed not to disclose the purchase price. The balance sheet total for Immobilien-Projekt Lingner Altstadtgarten Dresden GmbH was 21.6 million euros in 2014 and 24.3 million euros in 2015 (of which 8.84 million euros were equity and 15.66 million euros were liabilities).

Workshop procedure Zinzendorfstrasse 2015
