Prefabricated buildings in Leipzig

Panel series in Grünau-Mitte

This list contains the prefabricated residential areas in Leipzig that were built during the GDR era . Many of them were created in the course of the implementation of the housing construction program of 1973, which was supposed to solve the housing problems in the GDR by 1990 - mostly in the form of large housing estates .

The first plans for large estates in Leipzig were already in place in the general development plan of the city of Leipzig from 1970. As chief architect of the urban planning and architecture office, Horst Siegel was involved in a leading role in the construction of the large estates, in particular Grünau.

In Leipzig, around 90,000 residential units were built in 25 residential areas, predominantly in prefabricated construction, by 1990, around two thirds of which were in the large housing estates in Grünau , Paunsdorf , Schönefeld , Mockau , Lößnig , Möckern and in Straße des 18. Oktober. The prefabricated buildings thus represented a very large part of Leipzig's living space.

In 1990, 196,000 of the 257,000 apartments in Leipzig were in need of renovation, since in the GDR the newly built prefabricated housing estates had priority over the renovation of the old buildings. A large part of the districts in Plagwitz , Reudnitz-Thonberg and Connewitz were dilapidated and in part threatened to collapse. It was therefore foreseeable that these areas such as Reudnitz-Thonberg would have been largely replaced by prefabricated buildings after 1990, as had already begun in the Mühlstraße area from 1988 to 1990.

Housing demolition: Demolition of the 16-storey prefabricated building type “Erfurt” in Volksgartenstraße

Since the reunification of Germany, the high vacancy rate, the few green spaces and the high density of buildings have been a problem that has been partially solved by conversion and new buildings. Attempts are also being made to counter the declining population in the areas by partially dismantling the PH 16 high-rise buildings and upgrading the surrounding area.

Due to the steady population growth in Leipzig since 2011, the prefabricated building districts are also experiencing population increases again. The demolition of the buildings is currently no longer an issue for the owner companies.
