The Niederfeldplatz residential area is an ensemble of apartments in the Baden-Württemberg city of Lörrach, which was completed between 2010 and 2013 . Set in the central city apartments are characterized by a particularly sustainable energy concept, the residential area is the first CO 2 - neutral residence in Germany. For this reason, it was awarded the German Builder Award in 2016. The construction costs for the residential quarter amounted to 22.5 million euros; The developer was the municipal housing company of the City of Lörrach .

After a Europe-wide invitation to tender for an architecture competition , a field of six participants entered into the winning design by the Thoma architecture firm in October 2008 . Lay. Buchler. Architects from Schönau in the Black Forest and the landscape architects w + p Landschaft from Offenburg were chosen. The prize money for the winning design was 66,000 euros.

The structural implementation took place between June 2010 and April 2013 on the building site of the old town hall north of Schillerstrasse.

Location and surroundings

The Niederfeldplatz residential complex is close to the center of the core town of Lörrach. The square, around 8,698 square meters large property of the residential complex is bordered on the south side by Schillerstrasse, on the east side by Kreuzstrasse, on the north side by Weg Lerchenhof and on the west side by Brühlstrasse. The Wiesentalbahn railway line also runs parallel to Brühlstraße, and the Lörrach Museum / Burghof stop is located in the immediate vicinity of the residential complex . Aichele Park with the Aichele Villa is just a few meters from the residential complex on the other side of the railway line and the Hans-Thoma-Gymnasium and the Rosenfelscampus on this side of the railway line.

The residential complex is divided into three four - story houses and one six - story house with a total living space of 8777 square meters and a gross volume of 49,006 cubic meters. The four buildings have a clearly structured, mineral facade - i.e. without the use of algae or pesticides - with internal balconies. The facades of the houses on the street side are kept in a light, brownish earth tone, while they are plastered white on the inner courtyard side.

The 88 apartments are available as barrier-free one- , two-, three-, four- and five-room apartments with living space between 56 and 135 square meters. The ground floor apartments have a terrace with a part of the garden. There are also 86 underground parking spaces for the residential complex . There is also a special feature of the guest apartment and the community center, which can accommodate up to 40 people. The community center with a hall of 93 square meters, a terrace, tea kitchen and a counter is located in the six-story building.

The houses arranged on the edge of the building plot create a landscaped courtyard in the middle of the quarter , which, in addition to the garden parcels of the ground floor residents and a playground, also offers opportunities to linger and has a park-like character. The houses were arranged in such a way that two tree monuments were preserved on the south side of the property , which were integrated into the concept of the inner courtyard. The south side of the property is shielded from Schillerstrasse by a wall. There are also covered bicycle storage rooms .

Energy management

The Niederfeldplatz residential complex is the first CO 2 -neutral residential complex in Germany. The residential complex owes this fact to a series of measures in energy management . These measures include, for example, the consistent use of photovoltaic systems that are located on each flat roof of the four houses. In addition, the south facade of the house on the corner of Brühlstrasse and Schillerstrasse accommodates a solar system that is installed along the facade of the house across all floors. In addition to solar thermal energy , wood pellet heating is also used for active energy generation . The independent generation of energy makes a significant contribution to the energy efficiency of the residential complex. In addition, passive elements to reduce power consumption were also taken into account. The elevators are equipped with an energy recovery system. In addition, the LED lamps switch to an energy-saving standby mode when not in use .
