The Federal mbH (BIG) is one of the largest companies in the field of building management and building new dikes in Austria . It is 100% owned by the Republic of Austria and manages large parts of the federal infrastructure for them. Its activities are regulated in the BIG Act of July 17, 1992 and its successor Act, the Federal Real Estate Act of December 29, 2000. The owner function at BIG was performed by the Federal Ministry for Digitization and Business Location until 2018 . BIG has been a subsidiary of Österreichische Beteiligungs AG (ÖBAG) since 2019 .

history

With the passing of the BIG Act on July 17, 1992, the basis was created for the establishment of the Bundesimmobiliengesellschaft mbH. Previously, the administration of all (civil) federal buildings in the individual federal states had been in the hands of the federal building administration , from the respective governor by way of indirect federal administration on I-departments Federal building administration perceived in Vienna in the remit of the Federal building Vienna . This step was taken to save costs and to remove another cost center from the direct government area. At the same time, the managed buildings should be organized in a market-oriented and economical manner. First of all, university and federal school buildings, as well as federal rental apartments, went into the possession of BIG. It was only with the creation of the new Federal Real Estate Act in December 2000 that the BIG was also awarded the contract to construct new federal buildings and to utilize properties that were no longer required.

Subsequently, in June 2006 the real estate management company of the federal government, which had previously been run as a subsidiary and into which the former employees of the federal building management had been taken over, was integrated into the company.

Since it was founded, BIG has completed more than 500 new construction projects with a total volume of 2.5 billion euros net. A further 60 projects with a total volume of 625 million euros are currently being implemented.

Business areas

The Bundesimmobiliengesellschaft defines six main business areas for itself. These are the portfolio management , the Asset Management , the property management , planning, development and implementation of construction projects, the CAD and space management and facility services .

The BIG primarily manages the federal office building, federal school building, university building and court and justice building.
