history

Map of the residential area

For the construction of the new residential area Landsberger Tor, the planning studies began in 1991 on the former area of the industrial park between Landsberger Allee, Blumberger Damm and Eisenacher Strasse. The new Berlin zoning plan made it possible in 1994 to completely abandon agricultural use of this area; the way was clear for the new residential area. The Berlin-Marzahn agricultural cooperative moved to the Brandenburg town of Eiche and continues its horticultural production in a modern two hectare greenhouse facility. The new residential area was implemented according to the urban planning by Heribert Wiesemann and designs from other architects. The LPG " Edwin Hoernle " specialized in fruit and vegetable production in glass houses, after the construction of the residential areas of Marzahn and Hellersdorf in the 1980s had reduced their agricultural area. In the last few years before the demolition, there was a furniture store (Möbel-Wolf) and the first supraregional known market for the trade in Eastern products (OSMA) in the glass houses and facilities of the LPG.

On the former site of the LPG, which consists of four groups of investors consortium Marzahn built at a cost of 1.1 billion marks in 1654 dwellings and buildings with a commercial floor space of 95,000 sqm. The owners of the land must carry out the planning themselves. 43 stores and shops, restaurants, cafes, offices and service facilities and a large Berlin market hall were built in the residential area . In addition, on behalf of ARGE Marzahn, several architects planned the social infrastructure with an inventory of 35 million marks, including two day-care centers, a youth leisure facility and a senior leisure facility. The Landsberger Tor senior citizen center was built for 80 million marks by the end of 1998. 135 supervised one- and two-room apartments, a nursing home with 99 places, a senior service center as a counseling and care facility, a geriatric specialist clinic, a medical center and a 4000 m² garden in the middle of the building complex were also built.

The planning concept follows in its guidelines the urban development of the Berlin suburbs, the basic pattern is the block formation. The right-angled arrangement of building blocks serves for easy orientation in the residential area. There should be a building boundary to the new meadow park , which forms a clear break between the natural space and the built city and is highlighted by an avenue. In the residential area there is another green corridor, this separates the northern residential mixed area from the southern. Commercial users will find a new location in the northern area on Landsberger Allee and the green corridor. In addition, a town square is to be integrated into the new residential area. On the western side of the Blumberger Damm, a city loggia creates the area in front of a market hall, which is to accommodate services and retail businesses for daily supplies.

In the residential area, various modern apartment types are to be created within the building blocks. In the four-storey blocks of houses there are apartments on the two upper floors and maisonette apartments with gardens on the lower floors . Three to four-story townhouses are to be built in the northern area. For the parking spaces, the inner block areas are kept free green and common areas. The house facades are to be designed with mineral plaster and dark clinker . In 1996 the demolition work of the old farm buildings started. The area was developed in 1994 with the construction of the supply and disposal lines, the road network was connected to the main traffic network from all three sides and the Blumberger Damm between Cecilienstraße and Landsberger Allee was expanded to four lanes. The cost was 21 million marks. Inside the residential area, the firing network corresponds to the structure of the block development . The building senator Wolfgang Nagel laid the foundation stone for the new residential area on October 12, 1995 . The first building permits were issued in July 1996 and the groundbreaking ceremony for the Landsberger Tor senior citizen center took place on November 4, 1996 . Around 1000 construction workers were active until the building construction work was completed. The first apartments were completed at the end of 1997 and construction was completed in further stages by 1999.

The Altlandsberger Platz was to be built in 2006 on a 5000 m² wasteland. The new area was to be built a few years ago together with the new residential area. The construction company went bankrupt and there was no money. After a court settlement, 800,000  euros could be made available. After that, construction began in 2007. A green town square was created with seating elements and water features. The sculptures that had been in storage for years were put up.

In August 2014, IGA 2017 Berlin GmbH moved into the Marzahn market hall on Zinndorfer Straße . From there, the 2017 International Horticultural Exhibition in the Marzahn-Hellersdorf district will be prepared and organized.

Between the Hasenholzer Allee and the Wiesenpark, a mixture of town villas and apartment blocks was built on a wasteland.

The streets of the residential area are named after places in the state of Brandenburg , z. B. Krummenseer Straße , Zinndorfer Straße, Hasenholzer Allee , Spitzmühler Straße , Prötzeler Ring , Bollersdorfer Weg etc.

When naming the residential area, the name of the old customs gate of the Berlin Excise Wall, which is still common in Berlin, was used , which was located at today's United Nations Square , about ten kilometers from today's residential area Landsberger Tor.
