Munster Arcades (2006)

The Münster-Arkaden (spelling: MÜNSTER ARKADEN) is a shopping center on Ludgeristraße in the immediate vicinity of the historic Prinzipalmarkt in Münster , Westphalia .

history

The name of the shopping center is intended to suggest a connection to the arcades of the Prinzipalmarkt, which, however, caused criticism due to the lack of round arches on the facade of the Münster arcades, since this form of architecture is colonnades . The design comes from the architects Kleihues + Kleihues from Dülmen .

The first construction phase of the approximately 10,000 m² area was opened on May 17, 2005, the second on October 26, 2006. The arcades accommodate 23,600 m² of retail space on four floors with a total usable area of over 56,000 m², several restaurants, retail outlets and the inner city branch of Sparkasse Münsterland Ost , which also occupies the largest part of the building with around 7,600 m². The Sparkasse is the initiator of the project and has spent around 105 million euros on it . Other anchor tenants were the bookstore Thalia , the clothing chain Esprit , the electronics store Saturn , the dm drugstore , the organic supermarket SuperBioMarkt and the clothing supplier Peek & Cloppenburg . In the summer of 2013, all of the shops were rented. In 2015 the first rental contracts expired ten years after the opening of the Münster-Arkaden. For example, Superdry took over the space from Esprit.

Even before the opening of the second construction phase on October 26, 2006, Sparkasse Münsterland Ost, the owner, sold the Münster-Arkaden on October 16 for around 165 million euros to the Portuguese company Sonae Sierra , which claims to be the second largest operator of shopping centers in Europe.

Sonae Sierra announced at the end of 2010 that it wanted to withdraw from the purchase of the Münster-Arkaden, as the Sparkasse, contrary to what had been promised, had no right to change and exploit the property and had thus transferred it. Among other things, Sonae wanted to change the arrangement of the escalators, which the architects refuse with reference to their copyright. The Sparkasse denied this view. This dispute has now been resolved.

At the end of November 2012 it was announced that the Münster-Arkaden would belong to the investor Aachener Grundbesitz from January 1, 2013 . The building was purchased for just under 200 million euros. The center management will, however, continue to be taken over by the previous owner Sonae Sierra, who only parted with the property to release capital for further projects. Aachener Grundbesitz, which already owns six other high-quality properties in Münster, is pursuing a long-term investment strategy and not a short-term resale of the building.

In 2012, 11.8 million visitors were counted in the Münster-Arkaden.

Despite the similarity of names, there is no connection between the Münster-Arkaden and the various "Arcaden" shopping centers operated by Unibail-Rodamco-Westfield Germany (e.g. Köln Arcaden , Düsseldorf Arcaden , Gera Arcaden etc.).
