The Düsseldorf Arcaden (also called “Bilker Arcaden” in common parlance ) are a shopping and adventure center in the Düsseldorf district of Unterbilk on the site of a former freight station . As part of the overall project of around 48,500 m², retail space was created for around 110 shops, restaurants , various services and a swimming pool . Also integrated into the area are apartments, a parking area , event rooms, a branch of the city ​​library and 850 parking spaces . In addition, since September 6, 2008, the district administration for District 3 has been located in the building. The mall opened on September 23, 2008. However, even at the beginning of 2010, some of the residential construction and park design were still in the development phase.

The Düsseldorf Arcaden are located at the intersection of the densely populated districts of Bilk , Unterbilk and Friedrichstadt, around one kilometer south of Königsallee . The arcades are directly adjacent to the Bilker S-Bahn station , which is also the stop for several tram and bus lines. The already good connection to urban and regional public transport has improved even further since the completion of the Wehrhahn line on February 21, 2016. The Bilk S-Bahn station is expected to be expanded in 2020 as a regional stop for all Regional Express lines between Düsseldorf Hauptbahnhof and Neuss Hauptbahnhof .

In the mid-1990s, the then Federal Railroad (today: Deutsche Bahn) shut down the Bilker freight yard. This created a more than five hectare urban wasteland. The railway temporarily leased some space to retailers and an Italian fish restaurant. Both the railways and the city politicians essentially agreed that something new had to be created in terms of urban planning at this important point. The ideas about the use of the site, however, differed widely, across the population and the political parties.

With the announcement of the potential investor mfi , the rifts between the various warehouses deepened, especially when a sales area of ​​around 50,000 m² was mentioned. Finally, in May 2003, a survey of the population called Bürgerermarkt took place, in which the people of Düsseldorf were able to express their wishes for the site, which ultimately resulted in a restricted workshop procedure. The Munich architectural office Allmann Sattler Wappner was the winner of the process .

The mayor at the time, Joachim Erwin, was a massive supporter of the project . The project was discussed controversially throughout the entire planning phase. Both the Chamber of Commerce and Industry, the retail trade association and operators of other shopping centers saw the Düsseldorf Bilk Arcaden as strong competition to the established shopping areas in downtown Düsseldorf . Criticism also came from neighboring communities. The proponents, on the other hand, emphasized the opportunities for the districts of Bilk, Unterbilk and Friedrichstadt as well as the fact that one had to remain competitive with other communities in the neighborhood that carried out similar plans, e.g. B. Neuss and Solingen .

The groundbreaking ceremony took place in April 2007 after a brief council resolution that cleared the way for the new building. The project developer was mfi AG from Essen , which has already built similar shopping centers under the brand name "Arcaden" in numerous German cities - including the Riem Arcaden in Munich and the Spandau Arcaden in Berlin .

Of the planned 140 (originally 240) apartments, only 18 were realized. In 2013, the investor had to pay a comparatively low contractual penalty of € 120,000 for this.
