Hermann-Schlosser-Haus on Untermainkai

Maintor ( spelling : MainTor , also called The Riverside Financial District ) is a major construction project under construction in Frankfurt am Main . Since 2012, several buildings, including three high-rises , with a mix of uses of offices, apartments, restaurants and businesses have been under construction on the approximately 21,000 square meter former headquarters of Degussa . The last new building in the ensemble, the WINX office tower, has also been occupied. The project received the MIPIM award in the “Best German Project” category on February 8, 2012 in Cannes .

The area is located on the western edge of the old town in the transition to the banking district . In the south is the Untermainkai , in the west it borders on Neue Mainzer Straße and Untermainbrücke , in the north on Weißfrauenstraße. To the east of the area is the Carmelite monastery .

history

The property served as the headquarters of the Degussa chemicals group after the Second World War . In 1950, the first administration building was available on Weißfrauenstrasse, and by the mid-1980s, further buildings were erected on the exclusively commercial area, including a 48-meter-high building (Degussa high-rise) on the corner of Neue Mainzer Strasse and Weißfrauenstrasse. The property was not open to the public.

After several mergers, Degussa's headquarters were relocated to Düsseldorf in 2001 and the Frankfurt location lost its importance. In 2005, the property known as the Degussa site in a central inner city location was acquired from Degussa AG by DIC Asset together with the Morgan Stanley Real Estate Fund. The architects KSP Engel & Zimmermann was commissioned to develop an overall concept for the conversion of the property . Initially, it was planned that Degussa would use individual buildings until 2015, but the lease was eventually terminated on December 31, 2010.

The DIC presented the first concrete plans for the new development in March 2007. The basic idea behind the planning was to open the property to the public, create new routes between the old town and the banking district and enable high-quality living on the Main. A 150-meter-high office tower was to stand in the middle of the property, and a 60-meter-high skyscraper at the southwest corner, together with the neighboring skyscraper belonging to Swiss National Insurance, should form a kind of gateway to the city center. Three residential buildings were planned towards the Main. Of the existing buildings, only the listed Hermann-Schlosser-Haus from 1823 on Untermainkai and the Degussa high-rise were to remain. The building at Neue Mainzer Strasse 18, which is located on the property, but has a different owner, was not included in the planning. The comedy tabloid theater is located in the building, which was only completed in 2000 .

The plans met with mixed reactions in Frankfurt politics. In particular, the height of the office tower was assessed critically, as the location is in the area of ​​the old town. The Frankfurt SPD even called for the skyscraper to be abandoned, as it would reduce the chances of the 95-meter-high Frankfurt Cathedral to the east of being recognized as a World Heritage Site by UNESCO . In close coordination with the city, a compromise was then reached in November 2007: the central high-rise building may only be 100 meters high and moves a little closer to the west from the center of the property to Neue Mainzer Strasse, while there is also a third high-rise building on Weißfrauenstrasse 60 meters high. Around 250 high-quality residential units and space for around 3,000 jobs will be created. The utilization of the available space increases from 70,000 to around 100,000 m² of gross floor area. It was positively received that the area was once again given a public passage from Weißfrauenstrasse to the banks of the Main, as existed before Degussa was used. The planned investment is around 580 million euros.

In May 2010, the development plan (No. 867) for the property came into force. This makes it possible to apply for building permits for the individual buildings. At the beginning of 2011, the last Degussa employees moved out of the existing buildings. The demolition of the building began in August 2011, but the work dragged on until late summer 2012 because of the sensitive environment. The first construction phase, which in addition to the demolition work also includes the revitalization of the old Degussa high-rise, is expected to cost 50 million euros.

WINX. The Riverside Tower.

The WINX Tower ( Wings spoken, English for wings ), designed by KSP Engel & Zimmermann, is 110 meters high. A total of 34,850 m² of space for offices, restaurants and commercial space will be created on 28 floors. A sweeping, transparent roof finish should take some of the heaviness out of the building. Access to the high-rise will be through a 26 meter high portal building on Neue Mainzer Strasse. The building, which construction began in early 2015, was sold to the entrepreneur Susanne Klatten in November 2014 . The tower is to be occupied in summer 2019 and is already fully let. The law firm DLA Piper announced in May 2020 that it was moving into floors 22 to 27 and the roof terrace on the 28th floor of the building.

Maintor Porta

The 70-meter-high Maintor-Porta skyscraper on Weißfrauenstrasse, designed by KSP Engel & Zimmermann, was completed at the end of 2014. In 2012 and 2013 Union Investment rented the 22,500 m² office space of the building for its new headquarters in two steps. At the end of 2013 it was announced that the real estate fund subsidiary of the fund company had bought the building for 155 million euros.

Maintor Panorama

The 64-meter-high Maintor panorama skyscraper on the corner of Neue Mainzer Straße and Untermainkai is based in height and shape on the neighboring Swiss National Tower. The building was designed by Christoph Mäckler . At the beginning of 2013, the commercial law firm CMS Hasche Sigle rented over 9,000 m² of office space (around 70 percent of the total office space). When the building was completed at the end of 2015, 77% of the space was rented.

Maintor Primus (former Degussa high-rise)

The old 48-meter-high Degussa skyscraper was revitalized from autumn 2011, heralding the first phase of the MainTor project. The rescheduling was carried out by KSP Engel & Zimmermann, who brought the building, now called Maintor Primus, closer in appearance to the Porta high-rise. The skyscraper was sold to a private investor even before the renovation work began. After completion of the building in April 2014, DIC (Deutsche Immobilien Chances) was the first office tenant to move its Frankfurt headquarters to the Primus, leasing 3,700 m² on seven floors.

Main Palais (Hermann Schlosser House)

The classicist and listed Hermann-Schlosser-Haus on Untermainkai, built in 1823, was used by Degussa for prestigious and festive occasions from 1955 .

Maintor Patio & Palazzi

The MainTor project is rounded off with exclusive residential buildings in the first and second rows on the banks of the Main. The 97 condominiums in the six- to eight-story palazzi facing Untermainkai had already been sold before the opening in February 2016. In the Maintor Patio with seven floors, the first of the 92 high-quality rental apartments were already available in spring 2015.
