The Złote Tarasy ( Polish for "Golden Terraces") are a multifunctional building complex in downtown Warsaw that includes a shopping center , two office buildings and an entertainment and fitness area. The multi-award-winning complex was opened in February 2007 after a five-year construction period and was the most expensive real estate project in the Polish capital in the 21st century to date. The official address is Złota 59.

location

The facility covers an area which is surrounded by streets on three sides: Johannes-Paul-II.-Allee, Little Złota and Emilia-Plater-Straße. Adjacent to the north is the new Daniel Libeskind building Złota 44 and to the south the Warsaw Central Station . The train station is connected to the complex at ground level by the bus station and underground by a tunnel connection between the first basement floors. The Palace of Culture is located about 300 meters northeast.

Building

The concept for the Złote Tarasy was created by the architectural office The Jerde Partnership . The entire facility includes 225,000 square meters of floor space. The shopping center comprises around 200 shops and restaurants on an area of ​​63,500 square meters. Among the restaurants is a two-story Hard Rock Cafe with an area of ​​850 square meters and seating for 300 guests, as well as the first Burger King in Poland. The cinema complex operated by the Multikino chain consists of 8 cinema halls with around 2,500 seats. The two integrated office buildings Lumen and Skylight offer 45,000 square meters of office space and are up to 105 meters and 30 stories high. The four-story underground car park offers parking spaces for up to 1,600 vehicles.

The glass roof of the shopping area is a landmark and structurally demanding. It consists of 4700 individual glass elements, extends in a wave shape over around half of the entire complex and thus spans the central courtyard of the terrace-shaped, multi-storey shopping center. The facility is designed to be close to nature using sandstone , granite , plants and water elements.

The total cost of the structure was around 500 million euros. The facility and its architects were awarded the MAPIC Plaza Retail Future Project Award and the MIPIM Architectural Review Future Project Award . The building was presented on the Discovery Channel even before completion .

Building history

The creation of the Złote Tarasy goes back to a declaration of intent between the city of Warsaw and the developer in 1995. The construction was accompanied by many problems and the completion of the plant was delayed several times. The building was constructed by Złote Tarasy Sp. Z oo , a joint venture company between the majority shareholder ING Real Estate and the Warszawa Śródmieście district . A Polish subsidiary of the Swedish construction company Skanska was hired as general contractor.

Construction began at the end of 2002. In 2004, the construction work had to be interrupted for several months because an allegedly environmental support association ( Stowarzyszenie Przyjazne Miasto ) and members of the Żółkowski family, who owned the building site before the Second World War, had sued against the construction. After the following procedure had been decided in favor of the development company, construction activity was continued in 2005. The originally planned completion date in autumn 2005 could no longer be met. As a result of the legal dispute and the interruption of construction, the city wanted to sell its stake in the development company to the partner for 57 million złoty in autumn 2004. In 2005 there was a further construction delay as part of the multiscreen cinema project and in 2006 construction problems led to another postponement of the completion date. In February 2007 the shopping center was finally able to open. In her address on the occasion of the opening, the Lord Mayor of Warsaw, Hanna Gronkiewicz-Waltz , praised the importance of the investment for the redesign of the area and the creation of around 2,000 jobs.

The current owners of the complex are Rodamco Europe BV and ING Real Estate Asset Management .
